Job Description
Under general direction, is responsible for managing the activities for the delivery of one or more capital improvement projects, including planning, budget development, scheduling, coordination with and management of design consultants, procurement processes, contract administration project closeout and warranty observation. Working conditions are primarily in an office environment, but will also include periodic field work to observe construction activities. May exercise functional supervision over assigned staff.

Qualifications
Preferred Qualifications
Bachelors or master’s degree in architecture from an accredited school of architecture.
Texas Architect License.
PMP Certification.
Degree in Construction Management.
Experience or education in other similarly related field.
Knowledge of architectural and building facility planning, design and construction.
Knowledge of professional service and construction contracts (Ie architectural, engineering and building).
Skill in communication necessary to keep management and project stakeholders informed on project status.
Ability to monitor and manage building facility project design and construction schedules.
Ability to develop and manage building facility project budgets and schedules.
Ability to read and interpret architectural and engineering technical specifications and drawings.
Ability to read, interpret and communicate construction project budget estimates and
spreadsheets.
Ability to review and evaluate construction contractor schedules, pay applications, daily reports, requests for information (RFI’s), Architects supplemental Instructions (ASI’s), construction change proposals and change orders, submittals and shop drawings and other construction administration communications.
Ability to assist in establishing priorities and goals for project teams.
Ability assist in visiting job sites and reviewing Contractor job progress.
Ability to assist in resolving construction related conflicts and disputes.
Ability to assist in preparing budget input data.
Ability to assist in preparing council items (ie proposal acceptance, service contracts, additional fees, Architect/ Engineer agreements, construction contract award, field alterations, additional construction funds.
Ability to assist in initiating interest statement packages for architects, engineers and construction contractors, monitoring Architect/Engineer and Contractor contract schedules and maintaining Architect/Engineer and Contractor master lists.
Ability to assist in initiating and revising project cost data reports and approving payments to consultants and contractors, etc.
