Marketing Counselor - Sales (CCRC) Blue Skies of Texas 23 reviews - San Antonio, TX 78245 POSITION SUMMARY: The primary purpose of the Marketing Counselor position is to actively engage and influence prospective residents to select a residence and place a deposit to move to Blue Skies of Texas. Sales goals are set based on the Strategic Marketing Plan and the Marketing Counselor is accountable for achieving those goals. GENERAL REQUIREMENTS: With guidance from the Director of Marketing and Sales, the incumbent is expected to work independently, exercise mature judgment, demonstrate excellent problem-solving and communication skills, and to consistently accomplish individual goals, as well as present a professional image and positive attitude in dealing with prospective clients, residents, staff, board members, and other constituencies. EDUCATION AND EXPERIENCE: Preferred: Bachelor's Degree in Marketing or Business Administration, or another related field, or equivalent experience. Minimum three years of marketing or sales experience. Possess basic knowledge of marketing operations involving occupancy goals in a residential community, as well as previous marketing experience in a retirement or residential community. EQUIPMENT AND COMPUTER OPERATIONS: Required: Working knowledge of basic office equipment along with the Microsoft Office suite of products (Word, Excel, PowerPoint, Access, and Publisher). Preferred: Experience with web-based REPS Lead software for lead management, marketing, inquiry and referral source tracking. Training will be provided to familiarize incumbent with work related equipment to ensure safety and proper operation during use. CERTIFICATES, LICENSES AND REGISTRATIONS: Required: Must possess a current, valid Texas driver's license with good driving record and remain insurable by Blue Skies carriers. Preferred: The Marketing Counselor will take advantage of sales training, coaching and mentoring provided through suggested course work or provided by the Director of Marketing and Sales. Ongoing education via webinars and seminars related to Marketing highly suggested to ensure skills building for all phases of the sales process. ESSENTIAL DUTIES & RESPONSIBILITIES: 1. Provides assistance with implementation of the Strategic Marketing Plan as directed by Senior Leadership and Supervisor. 2. Performs sales disciplines to include telephone discovery with clients to gain appointments, conduct effective investigation in client meetings prior to tours for effective, efficient time management. 3. Achieves target goals consistently through use of Reps sales system database for effective tracking through the sales process with each client. 4. Requirements include making a minimum of 50 connections by telephone per week to secure 40 appointments per month, 2 deposits, and 2 move-ins per month. 5. Verbal & written communications follow up with clients, and participation in on-site and off-site presentations. 6. Actively engages and communicates with prospective residents. 7. Achieves or exceeds stated monthly sales, calls, and appointments goals as established by the Director of Marketing and Sales. 8. Attend weekly sales meetings and campus operations meetings to ensure effective communication between marketing and operations including new resident move in activities for a "smooth move" process with effective hand off from marketing to operations during future resident planning & activities. 9. Participates in sales training, self-improvement activities, and professional development activities related to marketing and sales, senior housing, and prospect counseling. 10. Effective lead management through use of the Reps database and follow up with new leads assigned; follow up with leads following tours and/or events in our community or at our off-site presentations. 11. Manages the counselor's own REPS Lead database, utilizes reports provided that identify most promising leads who are participating in activities that identify them as "most ready" to make a decision. Value the Reps sales database as an asset provided by BST to each counselor following substantial past and ongoing investments to support the Marketing Counselors' need for information and organization to build relationships with leads and to influence leads to move to BST. 12. Maintains the Outlook calendar to provide visibility of counselors' schedule. Counselor is responsible for the accuracy of the information entered in efforts to ensure accurate reporting. 13. Coordinates collection of financial and medical information required for the admissions process, to include input as solicited regarding particular policies and procedures. 14. Conducts competitor site visits as requested to be familiar with comparable facilities and operations in the Primary Market Area. 15. Participates in informational meetings, special events, and training, as required to maintain and improve skillset for performance to goals. Performs other duties as assigned by Supervisor. PHYSICAL/ENVIRONMENTAL DEMANDS: Work is generally performed indoors in a climate-controlled office setting. Occasional lifting and transfers of light loads of less than 30 pounds is required. Bending, squatting, and reaching are necessary as well as maneuvering in and between buildings and offices of the two Village campuses. Few environmental hazards are present, although the threat of communicable disease exists. Mild cleaning products, waxes, and soaps are used in the immediate area. Mild pesticides are periodically used to control bug infestation. SUBORDINATES: None. WORK SCHEDULE: Core work hours are from 8:00 am to 5:00 pm, Monday through Friday. This position requires occasional Saturday work. Special projects, events, or assignments may require additional hours to include evenings, weekends, and holidays. WORK LOCATION: Most work will take place at the assigned Marketing office, but travel between the two campuses and in the greater San Antonio area or areas as assigned is an essential part of this job.
