Position Summary/Objective
The Property Manager will oversee the day-to-day operations across four to six assigned beauty and wellness locations, ensuring operational excellence and fostering a premium member experience. A key responsibility is for the Property Manager to be highly visible in each location daily, acting as a concierge to support members and their business. This role demands effective leadership to drive occupancy, increase and collect revenue, and member retention while maintaining brand standards. The Property Manager is accountable for overall location performance, including operations, marketing, recruiting, and maintenance.
Position Responsibilities:
Serve as the brand ambassador, exemplifying high standards and professionalism.
Ensure consistent and proactive visibility at all assigned locations, averaging 4-5 days per week.
Provide concierge-level service to Members, fostering positive relationships and promoting Member benefits to support their business.
Maintain and improve occupancy rates, ensuring all locations perform at peak efficiency.
Recruit and retain beauty professionals to sustain member growth and satisfaction.
Oversee daily operations and ensure facilities are maintained to high standards.
Support and contribute to corporate growth by developing operational processes.
Manage marketing campaigns with a focus on organic growth and social media engagement.
Plan and execute community events to boost awareness and engagement.
Build strong relationships with Members, fostering a supportive community environment.
Ensure compliance with community guidelines and professional business standards.
Provide feedback on vendor services, including cleaning, pest control, and property management.
Ensure financial integrity by managing expenses and accounts receivable.
Essential Responsibilities/Duties:
Recruitment & Leasing:
Actively recruit new Members and conduct tours to maintain high occupancy across locations.
Prioritize and schedule leasing inquiries, interviews, and tours promptly.
Maintain accurate and up-to-date lead tracking in Suite Force.
Review and finalize leasing documents in Suite Force, adhering to company procedures.
Operational Presence:
Maintain a consistent presence across assigned locations, ensuring operations run smoothly.
Conduct regular store visits, with a focus on cleanliness, safety, and brand compliance.
Act as the primary point of contact for Members, offering support and resolving any issues.
Manage maintenance and address any issues promptly, following established protocols.
Perform minor maintenance tasks when necessary, such as suite upkeep and lock changes.
Report violations, vacancies, or incidents within 24 hours.
Engage with Members daily to reduce turnover and enhance overall satisfaction.
Communication & Technology:
Maintain clear and effective communication with teams and Members via email, phone, and text.
Attend required meetings and master all SMF systems to support day-to-day operations.
Utilize Suite Force, marketing tools (Brand Amplifier, Vista Pro Shop), and web portals to enhance operations and Member engagement.
Participate in marketing and community events.
Continuously work to improve Member relations and increase NPS scores.
Physical Requirements:
Willingness and ability to travel between locations and out of state, as required.
Perform light cleaning duties during suite turnovers (e.g., sweeping, mopping, wiping surfaces).
Replace signage inserts using a stepladder, when necessary.
Clean common areas such as windows, bathrooms, and hallways between scheduled cleanings.
Occasionally assemble furniture and touch up common areas with spot painting.
Lift and move supplies up to 20 lbs, including bending, stooping, and lifting as required.
Position Type/Expected Hours of Work
This is a full-time, Exempt position of at least 40 hours a week, Monday through Friday, between the hours of 6:00 a.m. to 6:00 p.m. Occasional evening and weekend work may be required as job duties demand.
Travel
Travel is primarily during business days, out-of-the-area and overnight travel is may occur based on individual job responsibilities. Some of the travel may occur on weekends. Company events may include Summits and the Annual Conventions may also include travel.
Education and Experience
Proven business management experience, ideally overseeing multiple locations.
Strong organizational, communication (verbal and written), and customer service skills.
Proficiency with Gmail, Google Suite, Salesforce, and social media platforms.
Ability to learn and effectively utilize Suite Force and other SMF systems.
A positive, flexible attitude with strong decision-making abilities aligned with company goals.
Financial integrity, including responsible management of company credit cards and expenses.
Ability to build and maintain business relationships.
