The UPS Store (TUPSS) Real Estate Specialist develops and supports Geography Information Systems (GIS), mapping and real estate services that are used in the day-to-day decision making of franchise development. He/She supports Real Estate (RE) department’s databases to maintain the integrity of the data. This position creates reports using GIS tools (i.e., maptitude, any site, streets and trips, Google Earth, framis) and/or modifies existing reports or programs based on customer/user requests.
The UPS Store (TUPSS) Real Estate Specialist gathers and analyzes requirements from Real Estate Supervisors or other Real Estate or Sales group members to identify the customers’ expectation for mapping and GIS reports. He/She works with Real Estate Managers to gain an understanding of program functional expectations and output/reports. This position creates project plans to identify tasks, roles and responsibilities, and timeframes needed to complete projects. The UPS Store (TUPSS) Real Estate Specialist works with GIS vendor to develop application enhancements and streamline current processes for mapping and territory creation. He/She tests application enhancements to ensure it meets user requirements and business rules. This position troubleshoots applications to test and resolve any issues before the application is launched.
OTHER DUTIES
- Creates territories and maps for research purposes to locate new and relocation sites.
- Discusses The UPS Store placements with Real Estate Coordinators and Supervisors to share information with customers on the best available locations in the market for new store placements.
- Reviews specification from Real Estate Managers and Real Estate staff members to identify how to utilize the information in developing reports (i.e., portfolio reviews, CRS location analysis and store potential).
- Uses (GIS) tools (i.e., maptitude or any site) to test reports in development and production environments.
- Updates current data reports using various tools (e.g., Microsoft Access, Excel, etc.) to change or create new reports based on management requirements.
- Creates and modifies queries to analyze data based on predefined criteria provided by management.
- Creates calculations and formulas to evaluate data and obtain the final report criteria based on customer requests.
- Obtains approval for changes from management to update current database information and maintain data integrity.
- Responds to calls and/or emails from area franchisees, franchisees and users in the field, or corporate office to mapping support.
- Seeks assistance from the management team to aid in resolving customer issues, determining system solutions, and presenting results to customers.

- Franchise Knowledge: Demonstrates a general understanding of franchise/e organization structures and relationships; understands franchise products and services and how they relate to corporate profitability; understands royalty streams and funds transferal (from Franchise to Area Franchise to MBE); demonstrates a basic understanding of the relationship between UPS and MBE as wholly owned subsidiary.
- Legal, Regulatory, and Compliance Knowledge: Demonstrates a basic understanding of the functions, regulations, and procedures of compliance agencies or governing bodies; takes a leadership position in programs that reduce risk and enhance safety.
- Report Generation: Generates reports in appropriate format using basic software; reviews reports to ensure accuracy and completeness; identifies issues with report generation (e.g., missing variables, incorrect data, etc.)
- Technology Implementation: Able to communicate designed and developed technology solutions and their desired outcome in general terms; expresses the importance of an effective implementation; develops implementation plans.
- Technology Knowledge: Demonstrates a general understanding of technology used by the company; communicates basic technological concepts and terminology; applies standard technology in daily work.
MINIMUM QUALIFICATIONS
- Bachelor’s Degree (or Internationally comparable degree) – Preferred
- Experience with database analysis – Preferred
- Experience creating reports using Geographic Information System (GIS) tools - Preferred
