    Toll Brothers Apartment Living , the luxury apartment development division of Toll Brothers , America's Luxury Home Builder, seeks a Financial Analyst to join our team in Fort Washington, Pennsylvania.

    The Financial Analyst will report to the Sr. Director of Finance, and will be involved in all responsibilities of the Finance team, including Capital Markets, Asset Management, and Strategic Finance.

    Primary Responsibilities:

    Capital Markets

    • Prepare diligence materials and offering memorandums for joint venture equity and debt.
    • Collaborate with regional development teams and corporate verticals in order gain a deep understanding of the market, project, and financing pitch.
    • Review and update financial models as necessary for distribution both internally and externally to project stakeholders.

    Asset Management

    • Monitor covenants and commitments made under project loan and joint venture agreements.
    • Support the tracking of asset performance and preparation of performance analysis as requested
    • Prepare diligence materials and offering memorandums for bridge and permanent financing, recapitalizations, and dispositions.
    • Participate in the negotiation and structuring of complex legal agreements.
    • Help manage the disposition due diligence and closing processes.

    Strategic Finance

    • Research new and existing markets in order to identify new opportunities for expansion and investment.
    • Analyze and report on a growing portfolio of 70 projects in different markets and stages of development that will help direct investment decisions and maximize value of each project.
    • Perform complex investment analysis and ad-hoc financial modeling as required.
    • Assist in the development, improvement, and maintenance of new tools to drive the efficiency of regular reporting and analysis.
    • Contribute to discussions on broad corporate and financial strategy with senior leadership.

    Qualifications

    • Highly organized and able to focus under pressure while balancing competing priorities and meeting tight deadlines with a high degree of accuracy.
    • Goal oriented, self-starter that takes initiative to effect change with continuous improvement in multifamily underwriting process.
    • Excellent written and verbal communication skills, able to summarize conclusions and confidently present well-supported arguments for or against specific investment opportunities.

    Qualifications:

    • A Bachelor’s degree in Real Estate, Finance, Business, or related field .
    • 0-3 years of experience in real estate development or finance.
    • Advanced Excel financial modeling (create original financial models for new scenarios with limited guidance); experience in multifamily underwriting is preferred.
    • Working knowledge of industry software such as CoStar and Entrata is preferred.
