    Job Description

    • Oversee the day-to-day operations of the real estate accounting department, ensuring accurate and timely recording of financial transactions for all properties in our portfolio.
    • Read and interpret complex lease agreements to determine tenant chargebacks and ensure proper accounting treatment.
    • Provide accounting support to Property Management, Real Estate Development, Corporate Accounting, Tax, Treasury, and other departments, ensuring clear and effective communication.
    • Develop and maintain accounting policies and procedures in accordance with industry standards and regulatory requirements.
    • Assist managing the monthly close process and review of quarterly and annual financial reporting packages, ensuring accuracy and completeness of the close and reporting deliverables.
    • Prepare and review financials and other key modules for complex properties, ensuring details are thoroughly understood and accurate.
    • Manage fixed asset accounting, including monitoring of construction in progress for property management and development, ensuring projects are capitalized on a timely basis.
    • Coordinate with property managers, asset managers, and other stakeholders to ensure accurate and timely reporting of property financial results, with an emphasis on ensuring completeness and accuracy of accruals.
    • Participate in the preparation of CAM budgets, tracking of actual CAM against the budgets communicated to tenants, and managing the annual CAM reconciliation process.
    • Perform detailed reviews of accounting transactions, financial consolidation and intercompany eliminations, financial statements, and management reports across the Real Estate organization, ensuring accuracy, completeness, and proper financial statement classification of transactions.
    • Assist with the preparation of transaction flow documents for 1031 exchanges, intercompany settlements, and intercompany distributions and contributions.
    • Assist with the preparation of lender reporting packages, ensuring all are delivered on time and in full compliance with loan covenants and requirements.
    • Support the preparation of annual budgets and forecasts, collaborating with cross-functional teams to develop realistic financial goals.
    • Identify opportunities for process improvements and automation to enhance the efficiency and effectiveness of the department.
    • Work closely with the Corporate Tax Department to complete tax deliverables such as quarterly estimated income taxes, income tax packages, and sales/use tax filings.
    • Train, mentor, and develop real estate accounting team members, fostering a high-performance and collaborative culture.
  • Qualifications

    Qualifications

    • Bachelor’s degree in accounting or related field, CPA certification strongly preferred.
    • Ability to read and interpret complex real estate lease agreements, evaluate chargeback opportunities, and ensure proper accounting treatment.
    • 5-8 years of real estate accounting experience, with at least 2 years of prior people management experience.
    • Strong public accounting background (Big 4 or mid-tier firm preferred), with experience auditing or preparing financial statements for real estate management or development clients
    • Proficiency in Yardi Voyager across multiple modules (GL Manager, Cash Management, Budgeting, CAM, Administration, et cetera) is required.
    • Experience in preparing financial reports for lenders, ensuring compliance with loan agreements and financial covenants.
    • Strong knowledge of GAAP and real estate accounting principles, including CAM reconciliations, fixed assets, intercompany transactions, and 1031 exchanges.
    • Demonstrated ability to manage multiple priorities and meet tight deadlines in a fast-paced environment.
    • Strong analytical and problem-solving skills, with the ability to identify and implement process improvements.
    • Advanced Excel skills required, experience in financial modeling and analysis is a plus.
    • Results-oriented mindset with a consistent track record of meet demanding deadlines while prioritizing competing tasks.
    • Excellent communication and interpersonal skills, with the ability to work collaboratively across departments.
    • Proven ability to mentor and develop a team, fostering professional growth and accountability.

    Pay Range: $135,000 - $145,000 and may include a discretionary bonus. Final compensation will be dependent upon skills & experience.
