    Our portfolio's value is directly based on its operating profitability: how much rent do we bring in, and how much do we keep after all expenses? The Housing Choice Program offers us the chance to MEANINGFULLY INCREASE TOPLINE RENT ON A LARGE SHARE OF OUR PORTFOLIO. This is thanks to natural alignment: we happen to own homes which are a slam-dunk fit for the Housing Choice Program.

    What You'll Be Doing

    Leasing AA homes through the Housing Choice Voucher program in your local market. Over the coming year, you will have hundreds of homes to match with Housing Choice Tenants. At the start, you will need to do everything – soliciting prospective tenants, posting properties, screening, hand-holding through applications, home inspections, and repairs, and then working through the necessary paperwork and integrations with each Housing Authority. This is both a sales and a business development role.

    Forge & Manage Strategic Relationships with the local Housing Authority. Although (or because?) Housing Choice is a heavily bureaucratic process, success actually depends on the human relationships and tactical insights we build with each local Housing Authority. Who's direct number do we call when we need help? How do we get our applications processed in hours not weeks? Why does a case worker call AA when they need to house a resident tomorrow afternoon? Each Housing Authority has its own nuances, processes, and personalities, and you will need to figure out the puzzle and crack the code with each.

    Owning your market Your efforts will directly drive the success of your local market. You are the leader/owner of your market. Some days you will be touring homes with potential residents and others days you will be attending briefings or inspections and move-ins. If it happens in your market your name will be on it and you want it to be perfect. 

    Performance measured in part by these KPIs:

    • VOLUME: # of homes leased through the Housing Choice Voucher program in your local market. AA manages 11,000+ homes, each of which periodically comes up for Turn. There will be no shortage of homes to lease and bonus to be earned! 

    • SPEED:  # of days on market, both average and outlier. As you learn more about the voucher process you will find ways to get homes through the system faster and more consistently

    • RENT ACHIEVED (BOTH INITIAL & RENEWAL):  Your rental price targets will be driven by the local housing authority in your local market and the clients you are working with.

    • RENEWAL RATE: one of the most exciting opportunities of the HUD program is the ability to achieve much longer tenancies compared to conventional rentals. The leading KPI for this is renewal rate – benchmark is 80%+ annual renewal rate.

    • CUSTOMER EXPERIENCE: You will provide an A+ experience for everyone you interact with both inside and outside AA. 

    • SFR3 REPUTATION: TBD eval method. Do The Right Thing. Be fair, be tough, be loved.

    • TEAM SUCCESS: This is a new venture and we will win or lose together.

     

    The Skills & Experience We're Looking For

    Housing Choice Voucher Experience. Bonus points if you have experience working for or with the Housing Authority and have a thorough understanding of the ins and outs of the Housing Choice Voucher program at a local level.

    Real Estate Leasing Experience. You have experience leasing residential real estate. The higher the volume the better!
