    Job Overview: The Apartment Maintenance Technician is responsible for the overall maintenance of residential apartment complexes, ensuring that units and building systems are in proper working order. This includes performing repairs, addressing work orders, conducting routine inspections, and ensuring a safe and comfortable living environment for all residents.

    Key Responsibilities:

    Perform General Repairs: Troubleshoot and maintain HVAC systems and conduct repairs on plumbing, electrical systems, and appliances as needed in both occupied and vacant units.

    Preventive Maintenance: Carry out routine inspections and preventive maintenance to ensure building equipment (HVAC units, hot water tanks, wi-fi, all doors and locks etc.) and systems function correctly.

    Turnover Maintenance: Prepare vacant apartments for new tenants by conducting necessary repairs, checking and upgrading outlets, switches, light fixtures, valves, supply lines, door handles and locks, blinds, painting, cleaning, and inspecting to meet company standards.

    Troubleshoot Issues: Respond promptly to resident maintenance requests and prioritize issues according to urgency.

    Grounds Maintenance: Perform daily exterior maintenance duties ensuring communal areas are clean, handling snow removal and ensuring walkways and parking areas are safe.

    Compliance & Safety: Ensure all work adheres to safety guidelines and regulations (OSHA, local building codes). Promptly address any safety hazards within the complex.

    Inventory Management: Track and maintain supplies and tools necessary for repairs and upkeep. Report any significant needs or shortages to management.

    24/7 On-Call Availability: Be available for emergency maintenance issues on a rotating on-call schedule.

    Qualifications:

    TEAM PLAYER: Maintain positivity and consistent ability to work with and alongside others on the maintenance and management team. Tech Experience: Ability to quickly learn and adapt to management software required in the maintenance department.

    Maintenance Experience: At least 3 years of verifiable, relevant experience in apartment maintenance, facilities management, or a similar role such as construction and renovations.

    Skills: Knowledge of plumbing, HVAC systems, electrical work, carpentry, and appliance repairs. Proficient with basic hand and power tools.

    Certifications: Relevant certifications (e.g., HVAC, plumbing) are a plus.

    Physical Requirements: Ability to lift heavy objects, work in varying weather conditions, and perform physical labor.

    Communication: Strong interpersonal skills to interact with tenants and staff effectively. Advanced understanding of maintenance equipment, procedures, and techniques

    Problem-Solving: Able to quickly troubleshoot and solve problems efficiently.

    Availability: Available to be on call and respond to maintenance requests on nights and weekends

    Excellent Work Ethic: Perfect attendance, Communication skills, time management skills, and attention to detail

    Work Schedule: Full-time with rotating on-call responsibilities. May include weekends and holidays as needed.
