Purpose Work directly with the Asset Manager to scope, plan, and execute full apartment unit turnovers. Responsibilities include diagnosing unit conditions, creating detailed scopes of work, and completing unit renovations efficiently and to a high standard. You will perform hands-on work and oversee subcontractors when applicable, ensuring all work meets quality expectations and project timelines.
Duties & Responsibilities
Perform turnover tasks including debris removal, carpet removal, drywall repairs, touch-ups, minor plumbing, and electrical repairs.
Paint walls, ceilings, moldings, and other surfaces as required.
Install vinyl plank flooring
Replace light fixtures
Replace plumbing fixtures (sinks, garbage disposal,
Ensure completion of unit turnovers according to scheduling. Report any issues to the supervisor that may prevent meeting schedules with sufficient advance notice.
Maintain a high level of customer service, including effective communication with residents, co-workers, vendors, and supervisors.
Be vigilant of property conditions concerning curb appeal and safety. Immediately report any issues that jeopardize safety or require repair.
Monitor 3rd party contractors on property and report any unsafe or inappropriate activities to the supervisor.
Serve as on-call contact as scheduled or as necessary due to unpredictable situations (per property policy).
Be available for extended working hours during high-demand periods (e.g., seasonal issues, snow removal, high turnover periods).
Assist the maintenance team as needed in maintaining the property's physical condition.
Assist with preventive maintenance programs to minimize emergency repairs and service requests.
Perform all other tasks as assigned.
Qualifications
No specific level of education required.
Minimum of one year of experience in property management maintenance, painting, building maintenance, or related trades.
Ability to diagnose and repair:
Major appliances
Basic/intermediate plumbing
Electrical issues
Drywall, spackle, caulking, tape & float, texture
Carpentry
Painting/finishing

General housekeeping
