GSA Management is seeking an Associate in their Asset Management team. The position will assist in developing internal strategy, asset enhancements, asset reporting, and commercial tenant management across the company's portfolio.
Objective:
The Asset Management Associate will be a commercially astute professional, well-versed in all aspects of property lifecycle and asset enhancement initiatives. The primary goal is to manage, monitor, and enhance long-term asset value by increasing revenues and decreasing operating costs. The role involves extensive collaboration with internal teams and external vendors. The ideal candidate will approach problem-solving with a systematic and rigorous method.
Responsibilities:
- Identify, lead, and manage initiatives for value add and residual income opportunities within the portfolio. These may include but are not limited to billboards, cell towers, solar, EV chargers, as well as retail and commercial leases.
- Handle lease evaluations, negotiations, renewals, and transactions. Monitor and track tenant improvements.
- Manage relationships with regional and portfolio vendors. This includes negotiating commercial terms and overseeing contract implementation.
- Support and coordinate capital planning activities and execution of store rebrand efforts and store onboarding.
- Manage implementation, monitoring, and reporting on the company's ESG initiatives.
- Ad hoc operational analysis, monthly and quarterly reporting preparation to senior management and investors, capex forecasting, and historical capex performance review.
- Implement and support asset management innovation initiatives including facilities and asset management cloud-based systems, processes, and technological automation.
- Assist in the due diligence supporting acquisitions and developments.
- Aid in asset compliance with lenders, authority having jurisdictions, and other entities as needed.
- Conduct site visits to monitor building health, project progress, and perform punch walks at construction sites.
- Collaborate and effectively communicate with various internal teams including but not limited to accounting, development, facilities management, operations, and design.
Qualifications:
- Bachelor's degree.
- Minimum 4 years of proven experience in the real estate industry.
- A background in the Self Storage industry is a plus.
- Excellent communication, negotiation skills, and working with executive management.
- Ability to manage multiple projects and stakeholders simultaneously.
- Problem-solving mindset, with a systematic approach to challenges.
- Adept at using and learning new software and technologies.
Other Functions:
- Must be willing to travel and visit company facilities.
- Must be able to work extended hours and weekends as needed.
- Other duties as assigned.
Physical Requirements:
- Consistently walking around site as necessary.
Location:
- On-site at the corporate office in Redondo Beach, CA.
Salary Range:
- $60,000 - $80,000 per year.
