    Job Post: Junior Sales Rep at Atlas Residential Atlas Residential is a value-add Real Estate Investment Firm and a Wholesaler. We are a small, efficient and high-performance company. Our exit strategy is either wholesale to other real estate investors, or wholetail it by listing on MLS. The mission for the Junior Sales Rep is to maximize profit of each coming lead by devising the most efficient and profitable exit strategy. The Junior Sales Rep will have full responsibility and accountability for the budgeting & execution process. This lucrative position is instrumental to the growth and success of our business, and we provide you with the tools and support you need to succeed and grow with us. We are looking for a hungry & driven sales rep who is persuasive, confident, organized and detail-oriented and knows how to build long-term relationships. Previous experience is a plus but not mandatory. This individual will take our Dispositions department to the next level through the development of the role and internal processes. Responsibilities: The Outcomes we expect: • Yields at least $20,000 profit from each wholesale and wholetail deal • Consistently expands cash buyers list by 1,000 every year through networking and in-house systems we use for that purpose. “Cash Buyers” are investors, from first-time investors to high-profile hedge funds. • Standardize & automate company processes for wholesale and wholetail. Responsibilities include but are not limited to: (Training provided) General • Work closely with Acquisition Manager on evaluations of potential deals, pricing, comps and negotiations. • Work closely with lenders when funding for wholetail deals is needed and make sure it goes smoothly • Analyze deals coming from Acquisition department • Present and market deals to cash buyers • Prescreen and qualify cash buyers • Follow up with buyers effectively and consistently • Manage due diligence process on the deal prior to acquisition. • List on MLS using our partner Broker • Coordinate & attend property showings • Negotiate with cash buyers • Track and update our database with buyer inquiries • Fill out and prepare contracts for sale • Foster and maintain existing buyer relationships • Manage company’s cash buyers cold caller in the Philippines and constantly strategize ways to reach new cash buyers Qualifications: Personal Requirements for the position:Must be local to the Charlotte Metro Area. This is a “boots on the ground” position. • Previous experience in sales is a plus, but not a must • Excellent communication and interpersonal skills • Consistent • Honest & Assume Responsibilities • Problem Solver and an Independent Thinker • Social and a Team Player • Always focus on value & differentiation and think outside the box • Proficient in Microsoft Office and real estate industry software. We work with several software to send mass emails and texts, track KPI, CRM, etc. • Experience with real estate construction and budgeting a big plus. Compensation • Two possible structures: • Base Salary - $45,000 + $5,000 travel expenses ($50,000 total) + 3% commission from Gross Profit on every deal you closed • Bonus of $15,000 for Gross Profit > $1,500,000 • Commission/ Bonus - 6% Gross Profit plus annual bonus based on performance: • $800,000 - $999,999 = $15,000 • $1,000,000 - $1,199,999 = $25,000 • $1,200,000 - $1,499,000 = $40,000 • $1,500,000 or more = $55,000 In addition, after 6 months on the job: • Health Insurance is offered with Employer’s participation. • Gym membership reimbursement plan of up to $100/month • Join a company’s Wealth Building program that includes tapping into company’s deal inventory with ability to purchase 1-2 houses a year and accumulate around $40,000-$80,000 equity each year in addition to the salary. Compensation: $50,000 + Commission
