We are seeking a building maintenance engineer for our client. The Building Maintenance Engineer is responsible for ensuring the physical integrity and operational efficiency of the building and its systems. This role is ideal for a proactive and skilled individual adept in building systems, preventive maintenance, repairs, and troubleshooting. The engineer will be pivotal in maintaining high standards of cleanliness, safety, and operational performance across all building systems, including HVAC, plumbing, electrical, and mechanical components.
Key Responsibilities:
- HVAC System Maintenance: Conduct regular inspections, preventive maintenance, and repairs on HVAC systems, including heating, ventilation, and air conditioning units.
- Plumbing & Electrical Maintenance: Troubleshoot, repair, and maintain plumbing and electrical systems, including fixtures, pipes, outlets, and lighting.
- Preventative Maintenance: Develop and execute a schedule of preventive maintenance tasks, reducing the need for costly emergency repairs.
- Troubleshooting & Repairs: Diagnose and repair issues in mechanical (e.g., elevators, pumps, motors) and electrical systems, ensuring minimal downtime.
- Building Equipment Management: Oversee the proper functioning of boilers, chillers, fire alarms, emergency generators, and other critical infrastructure.
- Safety & Compliance: Ensure compliance with health and safety regulations, maintain fire safety systems, and adhere to building codes.
- Emergency Response: Be available for emergency repairs or troubleshooting for critical issues like power failures, HVAC breakdowns, or leaks.
- Building Inspections: Conduct regular walkthroughs to assess equipment and system functionality.
- Coordination with Contractors & Vendors: Oversee third-party contractors for specialized maintenance and large repairs.
- Record Keeping: Maintain maintenance logs, repair records, and an inventory of parts and supplies.
- Lighting & General Maintenance: Perform day-to-day maintenance tasks like replacing light bulbs and repairing circuits.
Required Qualifications:
- Proven experience as a Building Maintenance Engineer or similar role, preferably in a commercial building setting.
- In-depth knowledge of building systems (HVAC, electrical, plumbing).
- Strong problem-solving skills for diagnosing and repairing mechanical and electrical systems.
- Familiarity with preventive maintenance schedules and procedures.
- Understanding of health and safety regulations, including fire safety and building codes.
- Basic computer skills for equipment monitoring and reporting.
- Ability to work independently and manage time effectively.
- Strong verbal and written communication skills.
- Willingness to respond to after-hours emergencies if needed.
Preferred Qualifications:
- Relevant certifications in HVAC, plumbing, electrical, or building operation.
Working Conditions:
- May require occasional weekend or after-hours work for emergencies or special projects.
- Work includes both indoor and outdoor environments.
- Potential exposure to hazardous materials or high-risk environments related to electrical systems and mechanical equipment.
