Key qualifications:
Minimum 6 years’ experience in building maintenance (experience as a building engineer preferred).
Clean and valid driver’s license needed.
Strong organizational skills and ability to work in a fast-paced environment.
Experience with troubleshooting and repair of commercial building equipment and strong mechanical aptitude.
Responsibilities:
Provide preventive maintenance by performing regular inspections of building, grounds, plumbing, electrical fixtures, sprinklers, and major equipment and address any issues related to: appearance and cleanliness of property, structural problems, excessive wear, and faulty parts.
Perform corrective maintenance work to building/property as needed. This includes, but is not limited to: Boiler maintenance, Electric, Water, Gas, Sprinklers, Elevators, Storage unit repair and build-out.
Effectively communicate with Property Manager/Upper Management/Ownership on work to be performed, changes needed in scope of work, job status, etc.
Assure repairs are completed in a prompt fashion by providing correct job information, parts, tooling, supplies, etc.
Assure repairs are completed in a prompt fashion by effectively troubleshooting and diagnosing problems and collaborating closely with vendors.
Maximize vendor use to minimize unnecessary expenses by effectively scheduling, planning, and assigning work.
Continually review and improve building maintenance processes.
Ensure prompt communication of safety issues to Property Manager/Upper Management/Ownership.
Build and support an environment characterized by high productivity and morale.
Assist the Property Manager in selecting new Porters/Elevator Operators when positions become available.
Effectively manage the performance process (task setting, coaching, work appraisals).
Develop Porter/Elevator Operator staff through training and coaching.
Contribute to positive customer experiences by keeping the professionalism, appearance, and accessibility of our property.
Continually assess appearance, including cleanliness, professionalism, maintenance, and compliance with company policies of your area of responsibility.
Take corrective action on any items noted during these ongoing assessments to ensure compliance with company appearance standards.
Implement any approved company recommendations for creating a professional appearance and ensuring the accessibility of our facilities.
*This position requires off-hour, on-call availability, including weekends and holidays.
Other Qualifications:
Thorough knowledge and strong experience in carpentry, electrical, plumbing, painting, and plastering.
Knowledge of fire safety command station and sprinkler control systems.
Knowledge of wide standpipe systems, standpipe for multi-zone systems, able to run and maintain air compressors as well as low psi oil burners.
Has working knowledge of boilers, sprinkler, electric, water and gas shut offs, clean out traps, fire extinguishers.
Physical Requirements:
Ability to stand, climb stairs/ladders, forward bending and reaching, stoop, kneel, crouch, or crawl to complete daily tasks, and walk property.
Ability to regularly lift, carry and or move up to 50lbs.
Adequate vision capabilities to perform basic job function.
Ability to function in various weather and climate conditions.
