    Summary/Objectives of Position

    The primary purpose of the Building Maintenance Worker is to ensure that the facility is maintained in a state of physical functioning. The incumbent performs a wide variety of major maintenance work which involves competencies in carpentry, plumbing, electrical and mechanical repair work in a health care/clinic setting. The Building Maintenance Worker attends to all routine building maintenance and groundskeeping requests and attends to special requests made by its executive management team.

    Essential Duties, Functions & Responsibilities

    • Must be able to determine the material requirements, diagnose trouble and make necessary repairs to a variety of equipment.
    • Maintain supply and equipment inventory.
    • Order new supplies as needed to keep facility fully stocked.
    • Vacuum, sweep and mop all applicable areas, both inside and outside of the facility
    • Operates mechanical low speed floor scrubber, high speed floor burnisher/polisher, carpet extractor, and wet/dry vacuum.
    • Strip, wax, buff, and polish floors and shampoo carpet/rugs and material furniture.
    • Cleans vents, fans, and other equipment.
    • Clean and sanitize bathrooms and break rooms.
    • Restock supplies in bathrooms, break rooms, and common areas.
    • Empty all trash cans and replace liners, clean receptacles, as necessary.
    • Dusting and cleaning office desks and furniture that are not cluttered.
    • Cleaning windowsills and windows.
    • Maintain janitor equipment and closets in a clean, organized, and safe manner.
    • Trouble shoots electrical, electronic (including analog and digital), pneumatic, and mechanical equipment and systems.
    • Performs operator and preventive maintenance, as specified by manufacturers, on equipment and systems including electrical, electronic, pneumatic, mechanical; varies PM interval as dictated by monitored failure rate.
    • Performs simple, as well as complete repairs of equipment and systems, as appropriate.
    • Researches, interprets, and applies local, as well as manufacturers’ technical data; read and interprets engineering drawings and specifications.
    • Maintains appropriate work records for compliance with requirements imposed by such entities as: California Code of Regulations, Title 22 (CCR T-22), CCR T 24, Joint Commission on Accreditation of Healthcare Organizations, Office of State-wide Healthcare Planning and Development, and National Fire Protection Agency.
    • Coordinates with local utility companies for utility service needs.
    • Provide training to staff in the use of facilities and utilities systems.
    • Pick up debris, trash and litter from buildings, grounds, recreation and parking areas and empty trash cans.
    • Ensures that all chemicals are properly identified and have proper Safety Data Sheet (SDS) labels.
    • Reports irrigation problems on property that needs attention.
    • Uses proper pruning techniques for trees, shrubs, and ground covers.
    • Understands proper planting techniques for trees, shrubs, and flowers.
    • Uses proper landscape maintenance practices and safety.
    • Checks and reports in area of responsibility proper moisture levels of plant material.
    • Uses correct fertilizer, pesticide, or fungicide for different plant materials. Hauls and spreads topsoil, stone, mulch, and other landscape materials.
    • Use safety manual for equipment use and follow all safety instructions in operating gas or electrical charged equipment or power tools.
    • Performs routine maintenance tasks without supervisor.
    • Makes correct repairs to trouble calls as soon as possible with tools and materials that are made available. Contacts supervisor promptly of any problems.
    • Maintains grounds in a safe and aesthetically pleasing condition.
    • Maintains the knowledge of marketing promotions and events to be able to explain to guests.
    • Performs other duties as assigned via the company’s work order form and/or at the direction of the facility manager or CEO.

    Minimum Mandatory Qualifications:

    Education:

    • High School Diploma or GED required.

    Experience:

    • 5 years Building Maintenance experience including: carpentry, plumbing, electrical mechanical repair work, groundskeeping, and janitorial.

    License/Certification:

    • Valid CA driver's license.

    Communication Skills:

    • Demonstrates proficiency in communication and writing skills.
    • Language skills: Ability to read, analyze, and interpret general and professional documents.
    • Ability to write routine and correspondence.

    Interpersonal Skills:

    • Ability to foster teamwork; train and direct the work of team members and colleagues
    • Excellent organizational skills, including the ability to work productively and make independent decisions.

    Technology:

    • Familiar with electronic healthcare records systems.
    • Proficiency with using computer-based applications (e.g. Microsoft Office) and clinical information management systems.

    Other Skills:

    • Must possess or be able to obtain specific regulatory knowledge as it pertains to Indian health from entities such as IHS, CRIHB, IHP, and the State of CA.
    • Must demonstrate the ability to maintain accurate records and preparing clear and accurate reports for informational, auditing, and operational use, including capacities for attention to detail and for reviewing and verifying accuracy of data.
    • Possess the ability to perform well in group problem-solving situations and use reason even when dealing with highly emotional topics.
    • Available and willing to travel as needed.
    • Available to work evening and weekend hours as needed.
    • Willingness to learn new skills and participate in training sessions relevant to the position. Demonstrates the ability to type 35 words per minute.
