    Location State: NY

    Salary: $110,000 - $150,000 annually, depending on experience and qualifications

    Schedule: Full-Time, Monday to Friday, 7 AM - 4 PM, with on-call availability

     

    Position Overview

    A prestigious property in Tribeca is seeking an experienced and proactive Building Superintendent to oversee the management, maintenance, and operations of the building. This role is ideal for a hands-on individual with a comprehensive knowledge of building systems, safety standards, and day-to-day property management. The Building Superintendent will ensure that all systems run smoothly, safety regulations are met, and maintenance tasks are efficiently handled.

     

    Responsibilities:

    • Building Systems Management
      • Oversee and maintain critical building systems to ensure they are functioning properly: Fire and sprinkler systems; HVAC and boiler systems; Electrical and plumbing systems; Security and surveillance systems; Elevators and other mechanical systems
      • Conduct regular preventive maintenance and system checks to avoid breakdowns or emergencies.
    • Maintenance and Repairs
      • Perform routine and minor repairs in common areas and building units, including:
        • Touch-up painting, drywall fixes, and cosmetic repairs
        • Fixing or replacing handles, fixtures, and hardware
        • Minor plumbing repairs (e.g., unclogging drains, fixing leaks)
        • Maintaining doors, cabinets, and furniture
        • Furniture assembly and disassembly
    • Building Operations and Upkeep
      • Ensure common areas are clean and well-maintained, including:
        • Sidewalks, windows, and building entrances
          • Indoor garden or plant maintenance
        • Exterior building maintenance (lighting, signage, etc.)
        • Trash removal and recycling services
      • Coordinate seasonal tasks (e.g., snow removal, landscaping, etc.).
    • Safety and Compliance
      • Ensure full compliance with local, state, and federal safety codes, including:
        • NYC building codes and fire safety regulations
        • Fire extinguisher checks and fire alarm maintenance
        • Regular building safety inspections and audits
        • Maintaining proper licenses and certifications for equipment
      • Manage security systems and building access protocols, ensuring the safety and privacy of all residents and staff.
    • Vendor and Staff Management
      • Supervise and coordinate external service providers (e.g., HVAC contractors, plumbers, electricians) to ensure efficient, high-quality work.
      • Oversee in-house cleaning and security staff, ensuring work is completed to standard.
      • Schedule and supervise building repairs, including handling vendor negotiations and communications.
    • Miscellaneous Tasks
      • Handle any other ad-hoc tasks as required to support the building’s operations.

         

        Requirements:

      • Proven experience in building maintenance or facilities management, with a minimum of 3-5+ years of experience in a similar role.
      • Strong working knowledge of building systems (HVAC, electrical, plumbing, fire safety) and related maintenance protocols.
      • Certifications in relevant fields (HVAC, fire safety, plumbing, etc.) preferred.
      • Familiarity with NYC building codes and safety regulations.
      • Ability to read and interpret building blueprints and schematics.
      • Strong problem-solving and troubleshooting abilities.
      • Excellent organizational and time-management skills with a keen attention to detail.
      • Strong communication skills and ability to coordinate effectively with vendors, staff, and tenants.
      • Proactive, hands-on approach with the ability to manage tasks independently.
      • Must be able to perform physical tasks related to building upkeep, including minor repairs and maintenance.

        Preferred Qualifications:

      • Additional certifications or training in building maintenance, fire safety, or HVAC systems is a plus.
      • Experience working in high-end residential buildings or similar luxury environments.
