    Overview:

    The role of a Building and Maintenance Engineer, Technician, and Mechanic combines responsibilities in building systems maintenance, mechanical system repair, and general facility upkeep. This position involves ensuring that all mechanical systems and building infrastructures are operating effectively, safely, and efficiently. The individual in this role is responsible for maintaining, repairing, and troubleshooting mechanical systems, HVAC, plumbing, electrical, and general building components, to ensure continued operations and compliance with safety standards.

    Key Responsibilities:

    1. Building Systems Maintenance:

    • HVAC Systems: Perform maintenance, repairs, and troubleshooting on heating, ventilation, and air conditioning systems to ensure optimal performance.

    • Plumbing Systems: Inspect, maintain, and repair plumbing systems, including pipes, faucets, drains, and water heaters.

    • Electrical Systems: Assist with the maintenance of electrical systems, including circuit breakers, wiring, and lighting.

    • Fire Safety Systems: Regularly inspect fire alarm systems, sprinkler systems, and emergency exits to ensure compliance with safety codes.

    1. Mechanical Systems Maintenance:

    • Mechanical Equipment: Diagnose, repair, and maintain mechanical equipment such as saws, stacking systems, compressors, lifts, tractors, trailers, and generators.

    • Troubleshooting and Repairs: Troubleshoot and resolve mechanical breakdowns, ensuring minimal downtime and disruption to operations.

    • Preventative Maintenance: Carry out routine maintenance checks and preventative tasks, including lubrication, tightening, and calibration of machinery.

    1. Emergency and Reactive Maintenance:

    • Respond quickly to emergency breakdowns or failures of building systems and mechanical equipment.

    • Provide emergency support for mechanical failures, including system shutdowns and repairs to prevent further damage or safety risks.

    1. Installation and Commissioning:

    • Install new mechanical systems, components, or equipment, ensuring they meet safety and operational standards.

    • Assist with the commissioning of new systems or machinery, ensuring proper integration into existing building infrastructure.

    1. Record Keeping and Reporting:

    • Maintain accurate records of all maintenance, repair, and inspection activities for mechanical systems and building infrastructure.

    • Prepare reports on system conditions, repairs, and recommended actions for management and regulatory compliance.

    1. Safety and Compliance:

    • Ensure all maintenance and repair work complies with local regulations, industry standards, and health and safety laws.

    • Perform regular inspections to ensure the building and mechanical systems are safe for use and meet safety codes.

    • Follow safety protocols when handling hazardous materials or equipment, and use personal protective equipment (PPE) as required.

    1. Collaboration and Communication:

    • Work with other facilities management personnel to coordinate maintenance schedules and ensure minimal disruption to building occupants.

    • Communicate technical issues and solutions effectively to non-technical stakeholders (e.g., building management or tenants).

    • Collaborate with external contractors and vendors for specialized repairs or installation work.
