Full Job Description Site Acquisition Specialist - Entry Level Position Summary This fast paced and detail-oriented role is that is critical for achieving success to get our clients network on air. Site Acquisition Specialist is responsible for identifying, researching, analyzing, negotiating lease contracts, zoning, and permitting wireless telecommunications sites. Must be motivated and self-driven to succeed. Must have a good driving record. Detail oriented is a must. Able to travel weekly is a must. Qualifications Real Estate Experience and/or paralegal is preferred, but not necessary will train Proven ability to work efficiently and independently, multi-task, meet stringent deadlines and achieve project goals Strong organizational skills Detail-oriented and possess strong follow-through skills Have public speaking and presentation experience and skills but not required. Microsoft Office skills required, emphasis on word, excel, and Outlook. Maintain confidentiality Ability to balance and organize multiple priorities simultaneously Ability to travel for meetings and site visits Weekly travel Monday thru Friday as required. To include overnight stays. Essential Job Functions Independently identify and investigate all viable candidates, including but not limited to pre-identified collocation candidates within the search rings and/or within close perimeter of the search rings Anticipate and identify problems with lease terms, zoning requirements, construction issues, environmental issues, space, footprint, height, angles, and other factors, that may render a site unusable, unleasable, inaccessible, or not buildable Determine and identify the legal owners of sites, contact, and determine willingness to lease Evaluate desired lease rate to understand how it relates to the client's budget then negotiate to the client budget Communicate potential obstacles to project manager Prepare a completed site feasibility package containing analysis and recommendations of all site studies and tests Complete due diligence packages, including property research, title reports, vesting deeds, zoning maps, parcel maps, street maps, etc. for selected sites Negotiate lease, license and/or easement agreements with identified property owners Coordinate site visits with multi-disciplinary team, including RF Engineering, Construction Management, Land Use and A&E Prepare leasing packages in accordance with internal quality assurance program and client specifications Prepare colocation applications per the established scope of work Attend status meetings and present site status reports Knowledge of local Land Use and Building permitting process or ability to comprehend and discuss land use topics for assigned sites Complete all Zoning and Permitting processes The job description is not an exhaustive statement of all the duties, responsibilities, or qualifications of the job, nor is it intended to limit opportunities.
