    Our family-owned property management company has been in business for almost 60 years, and we pride ourselves on providing exceptional service to our tenants and residents. We manage a diverse portfolio of residential, office, self- storage and commercial properties, and we are looking for a highly motivated and team-focused Regional Property Manager to lead our operations team and oversee our daily property management activities.

    Job Description:

    The Regional Manager will report directly to the company's owners and will be responsible for managing all aspects of our property management operations. This position requires strong leadership skills and a proven track record of driving results in a fast-paced, dynamic environment.

    Responsibilities:

    Hire, train, develop, coach, and supervise, a portfolio of Community Managers

    Meet budgeted income, expense, and leasing goals for their respective community portfolio

    Work with owner/investment partners to maintain and improve the value of the asset portfolio

    Evaluate market conditions with each Community Manager to determine unit prices in accordance with the market and budgeted goals. Shop competitors in person every quarter with Community Manager.

    Assist each Community Manager in the development of an annual marketing plan and conduct marketing reviews on a periodic basis.

    Lead and manage a team of property managers, leasing agents, maintenance staff, and administrative personnel.

    Develop and implement operational policies and procedures to ensure efficient and effective property management practices.

    Motivate and inspire team members to achieve individual and team goals and objectives.

    Ensure the timely and accurate preparation of financial statements, budgets, and forecasts.

    Monitor and analyze property performance metrics to identify opportunities for improvement.

    Oversee capital improvement projects, including budgeting, scheduling, and vendor management.

    Develop and maintain relationships with property owners, tenants, and vendors to ensure satisfaction and loyalty.

    Ensure compliance with all applicable laws, regulations, and company policies.

    Requirements:

    Bachelor's degree in business administration, real estate, or related field.

    Minimum of 5 years of experience in property management or related field.

    Strong understanding of financial statements, budgeting, and forecasting.

    Experience with capital improvement projects and vendor management.

    Strong leadership, communication, and team-building skills.

    Must have strong interpersonal skills to develop and enhance business relationships, ability to get along with diverse personalities; tactful; mature, flexible

    Superior leadership and management skills to include recruiting, hiring, team building, coaching and mentoring skills

    Ability to travel within the perspective region for property visits, some overnight stay required

    Ability to multitask and manage multiple projects simultaneously.

    Proven ability to drive results and achieve goals.
