    Chelsea Lighting is seeking a highly qualified and experienced Head of Pre-Construction to join our team of lighting and controls distribution professionals.

    Position Summary:

    Manage and develop a team of Estimating and Pre-Construction personnel to provide the highest level of customer service available in the industry by utilizing existing methods and procedures and creating new and improved ones.

    Qualifications:

    • Proven track record of managing and developing a team of six (6) to ten (10) direct reports.
    • BS in a technical field, MS/MBA preferred.
    • Ten (10) to Fifteen (15) years Pre-Construction/Estimating/Senior level experience in the lighting, electrical or construction industry.
    • Serve as the lead contact and key escalation point for our suppliers and manufacturer sales agents in conjunction with our sales team.
    • The ideal candidate must have strong negotiation, problem solving, interpersonal, and organizational skills, and utilize these skills in a demanding, multi-tasking environment.
    • Must have a thorough understanding of Sales, Estimating, Purchasing/Procurement and Specifications.
    • Can effectively liaison with suppliers, clients and cross-functional departments in driving timely buyouts for products and services.
    • Demonstrated ability to develop and work through subordinates to meet deadlines and commitments and instill a high sense of urgency to quickly address issues and drive favorable margin results.
    • Must have experience interpreting construction drawings, specifications, architectural sketches and other related construction documents including detailed take-offs, and be able to teach others.
    • Proficient in software programs such as: MS Office Suite (Excel/Word/PowerPoint/Outlook), On Screen Takeoff, Acumatica and Smartsheet.
    • Strong quantitative and analytical math skills and the ability to negotiate with multiple parties.

    Job Responsibilities:

    • Manage all facets of the Pre-Construction teams to successfully bid, close, buyout and submit up to $100MM annually.
    • Conduct all aspects of Talent Management (Training, Mentoring, Supervising, Developing, and Accountability) for several teams of Estimators and Pre-Construction personnel.
    • Manage strategic supplier planning and reporting in an accurate and timely manner (collect and file/distribute internally to management, finance, and sales as needed):
      • Bid List and Closings Log
      • Estimating Dashboard
      • Vendor Report Cards
      • Gross Margin Analysis
    • Attend client, rep and vendor meetings with a focus on building relationships and successfully closing projects. Cultivate rep relationships to ensure timely and competitive quotes are delivered to sales team and customers.
    • Participate in conflict and back-charge resolution with clients and suppliers.
    • Ensure all Estimators are managing quotes to Client’s schedule, identify and resolve problems proactively, and escalate concerns to senior management when necessary.
    • Establish the performance metrics for Pre-Construction team direct reports in line with Corporate goals, conduct regularly planned performance status update meetings, conduct gap analysis for Estimators not making their goals, develop corrective action plans and conduct formal semi-annual reviews.
    • Member of Senior Management Team and present and/or discuss Team Performance, including client and supplier successes, team development, challenges, profitability, possible rotational assignments, and direct reports who are “ready-now” for additional responsibilities and/or promotion.
    • Implement the Entrepreneurial Operating System (EOS).
    • Execute ad-hoc assignments as directed by executive management.
