EDUCATION AND EXPERIENCE REQUIREMENTS:
- A minimum of 3 years relevant experience is required.
- Bachelor’s degree preferred.
- 5+ years of related experience preferred.
- OSHA10 certification required.
- OSHA30 certification preferred.
- First Aid and CPR certification preferred.
- Reliable transportation and a valid, Florida Driver's License required
POSITION SCOPE AND ORGANIZATIONAL IMPACT:
Assistant Project Managers are responsible for assisting the Project Manager in the administrative and technical management of the project. They assist in supervising all activities related to contract administration, change orders, submittals, procurement, and scheduling.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
- Perform estimating functions during the preconstruction and construction process as directed by the Project Manager.
- Assist in the creation of the project schedule including changes/updates as directed by the Project Manager.
- Read, understand, and follow owner contracts.
- Assist with management of the budget, schedule, plans, and specifications for assigned project(s) by use of ProCore.
- Ability to comprehend and review submittals and shop drawings.
- Assist the Project Manager in processing and tracking RFIs. Input information as received in ProCore and distribute answers to appropriate parties.
- In the absence of a Project Administrator, assist the Project Manager in writing, distributing, and tracking contracts and purchase orders. Verify insurance coverage licenses with Accounting and input information in ProCore as necessary.
- Attend meetings as required.
- Create and distribute meeting minutes in ProCore.
- Create, disburse, and track Notices to Comply, Safety Notices, Field Work Directives, and Events that may affect the project cost, scope, schedule, and safety record.
- In the absence of a Project Administrator, assist the Project Manager in the preparation and submission of monthly Pay Applications to Owners and Subcontractor Requests for Payment. Inform the Project Manager if there are delays or issues to be addressed.
- Assist the Project Manager with negotiating changes in the contract documents.
- Cost code invoices and submit as per the procedures of the Accounting department.
- Follow all company procedures in reference to project plan, job setup, maintenance, and closeout.
- Assist the Project Manager with managing Potential Change Orders (PCO), Change Order Requests (COR), Change Orders (PCCO), Contingency Change Authorizations (CCA), Allowance Change Authorization (ACA), Direct Material Purchases (DPO), bonds, submittals, RFI’s, and warranties as required.
- Assist with the creation of a project punch list.
- Maintain client communications and satisfaction by strict adherence to core values.
- Monitor and maintain project safety and quality standards.
- Complete project closeout for the Owner within 30 days of substantial completion.
- Closeout the project financially and update accounting balance cost reports within 30 days of final inspection.
