    Job Description - Commercial Construction Assistant Project Manager- Retail/Self-Storage Units/Restaurants

    Preconstruction Services - Assist the Project Manager with the following

    • Design Review: Analyze design documents and identify key subcontractors.
    • Site Investigation: Conduct site assessments and labor market analysis.
    • Bid Development: Create bid packages and participate in pre-bid conferences.
    • Project Procedures: Develop a Project Procedures Manual and coordinate necessary permits.
    • Expenditure Management: Approve miscellaneous job expenditures and assist in preparing monthly owner requisitions.
    • Change Orders: Manage the change order process and aid in loss control management.
    • Asset Management: Oversee project assets and monthly requisitions.
    • Scheduling: Develop a purchasing schedule and schedule project meetings.
    • Safety and QC: Implement quality control and loss control programs.
    • Contract Compliance: Ensure adherence to contract requirements and coordinate with corporate scheduling.
    • Scheduling Tools: Prepare resource-loaded schedules, monthly updates, and look-ahead schedules.
    • Document Control: Administer document control processes and manage RFIs.
    • Reporting: Prepare monthly reports, and correspondence, and conduct project meetings.
    • Risk Management: Evaluate and respond to project risks.
    • Coordination: Conducted trade preconstruction meetings and coordinated with subcontractors and vendors.
    • Quality and Safety: Oversee the QC program and manage the safety program.
    • Daily Management: Perform job site walks, manage material expediting, and ensure daily cleanup.
    • Communication: Maintain regular interaction with the owner to address needs and concerns.
    • Project Closeout and Post-Construction
    • Warranty Services: Administer warranty period services and archive project records.
