With a competitive annual salary of $70,000, you will oversee day-to-day operations, engage with residents, and ensure the smooth functioning of community associations. Your role will involve overseeing the day-to-day operations of a portfolio of 8–10 homeowner and condominium associations, each with its own governing documents and unique needs. Serve as the primary liaison between property owners, Boards of Directors, contractors, and regulatory agencies. Responsibilities: • Preparing for and attending monthly and quarterly Board of Directors meetings for individual communities, as well as annual and special meetings • Managing all third-party contracts from facilitating bid requests and contract negotiation to ensuring client satisfaction while making sure contractual obligations are met • Serving as the main liaison between contractors and the community association Board of Directors • Keeping all necessary resale and transfer documents up to date on a third-party web-based document provider • Participating in annual budget preparations according to established standards and procedures in community association governing documents, and providing budget and other pertinent annual information to homeowners • Conducting weekly general ledger coding, ledger, and approving all invoices, and ensuring that all invoiced work was authorized and kept within budget • Fielding all correspondence among the association, owners, tenants, board members, and all others with business concerning the association, with a focus on supplying superior customer service in a professional manner • Overseeing all architectural compliance matters within the community includes ensuring that all architectural compliance inspection letters are completed and submitted appropriately; ensuring that all property improvements fall within the limits of the community governing documents, and maintaining a complete electronic log • Working to resolve violations of individual community standards (residents not maintaining yards correctly, broken windows, etc) includes sitting on hearings with residents and the community board • Making personal inspections of each property 2-4 times monthly, including inspections of the residence and common buildings Additional responsibilities include budgeting, financial oversight, vendor contract negotiation, architectural compliance, collections support, and maintaining community standards to preserve property values and resident satisfaction. Approximately 30–40% of the week is spent onsite addressing maintenance, compliance, and vendor issues, while the remainder involves office tasks such as correspondence and calls. Attend 6–8 evening board meetings per month (Monday–Thursday after 7 p.m.), and manage a combined annual budget portfolio of up to $3.5 million. Qualifications: • 2+ years of experience in community association management • Bachelors Degree is preferred • Strong knowledge of HOA laws and regulations • CMCA preferred, not required • Excellent organizational and time management skills • Effective communication and interpersonal skills • Proficiency in budget management and financial reporting Compensation: $65,000 - $70,000 yearly
