    CAMCO Property Management is looking for a dedicated On-site Community Manager to join our team in Wilmington, DE. This full-time position offers a competitive salary ranging from $90,000 to $110,000, depending on experience. The community manager shall be highly organized, proactive, and experienced to oversee the daily operations of a high-rise building. The Community Manager will be responsible for ensuring the building is maintained to the highest standards, managing tenant relations, overseeing staff and vendors, and ensuring compliance with safety and property regulations. The Community Manager will collaborate with the HOA board to execute the operations of the building. Additionally, knowledge of relevant laws and regulations, financial management, and community development is essential for effective performance in this role. Responsibilities: • Oversee day-to-day operations of the building, ensuring cleanliness, safety, and functionality of all systems and common areas. • Manage maintenance and repair schedules, coordinate with vendors and contractors for building services and improvements. • Monitor building systems, including HVAC, elevators, plumbing, electrical, and fire/life safety systems. • Ensure compliance with local building codes, safety regulations, and company policies. • Prepare and manage operating budgets; monitor expenses and maintain financial records. • Collect rent or association dues and manage delinquencies. • Conduct regular property inspections and oversee preventative maintenance programs. • Supervise on-site staff, including janitorial, concierge, security, and maintenance personnel. • Prepare reports and updates for the ownership or management team. • Represent our building’s interest in estate COA. Qualifications: • Proven experience as a property manager or similar role, preferably in high-rise or large residential/commercial buildings. • Strong knowledge of building operations, facility management, and building regulations. • Proficiency in dealing with HOA and condominium operations. • Excellent communication and interpersonal skills. • Strong problem-solving, leadership, and organizational abilities. • Proficient in property management software and Microsoft Office Suite. • Knowledge of local landlord/tenant laws and building code compliance. • Relevant certifications (e.g., CMCA, CAM, CPM) preferred. • Bachelor’s degree in business, Real Estate, or a related field preferred. • A valid driver's License is required. • Candidates must possess US work authorization. Compensation: $90,000 - $110,000 yearly
