Condo Association Manager - Property Maintenance Manager
Seeking a dedicated individual for the role of Condo Association Manager/Property Manager in Montville, CT. The successful candidate should either possess or aquire a CMCA designation within the initial 60 days. Strong communication skills are a must. The ideal applicant will be self-driven, capable of collaborating effectively with a board of directors, and embody a positive demeanor. As a pivotal figure in the community's leadership, the Community Association Manager will function as a consultant and guide to the Board. This position involves fostering a sense of community through various initiatives and opportunities. Responsibilities: ESSENTIAL DUTIES AND RESPONSIBILITIES include the following: • Prepares annual budget for operating and reserves • Maintains complete and accurate vendor, insurance, and legal records • Prepares maintenance schedules and monitors progress • Enforces rules and regulations of the association • Maintains open communication with residents and trustees via telephone, site visits, and email, evaluates all contracts for the association, and makes recommendations to the board for practical cost savings and efficiency • Oversees the management of the facilities provided by outside contractors and vendors • Oversees the activities of contractors, vendor personnel, and suppliers • Monitors and prepares contracts and claims for compliance and control costs and general expenditures • Performs quality control inspections to ensure adherence to contract specifications and industry standards • Solicits bids for maintenance contracts and construction projects and participates in the selection of contractors • Reviews monthly reports and prepares reports for the association • Manager is expected to be able to attend an average of 4-6 owners’ meetings a month in the evening with seasonal fluctuations. • Manager is expected to be able to take accurate meeting notes and follow up with necessary action items in a reasonable and timely manner • Contribute to our culture by providing a positive attitude in a can-do, service-oriented, team environment • Follow-up and follow-through while meeting strict deadlines is crucial • Other duties as assigned • Operate with integrity and a strong moral compass Qualifications: • Education/Experience: Related experience and/or training; or equivalent combination of education and experience, such as Real Estate, Property Management, or previous management, bookkeeping experience, property maintenance, customer service-related position preferred • Communication Ability: Ability to effectively communicate with board members, the condo association community, and the SPNE team • Language Ability: Ability to read, analyze, and interpret governing documents. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, contractors, and the general public • Accounting Ability: strong mathematical skills preferred • Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form • Computer Skills: To perform this job successfully, the candidate should be extremely proficient in Microsoft Word, Microsoft Excel, and Zoom and be able to work effectively in provided management software • Hours: The position is 40 Hours weekly. Primarily daytime hours with some evening and weekend requirements • Candidate will be responsible for maintaining the required CMCA certificate and all required continuing education Compensation: $18 - $28 per hour based on experience
