    Qualifications:

    • Experience: 3-5 years in local construction (preferably in the Naples market).
    • Education: A degree in construction management or a related field is preferred.
    • Stability: Proven work history with no frequent job changes.
    • Estimating Skills: Strong ability to prepare and analyze estimates effectively.

    Essential Duties and Responsibilities:

    • Collaborate with the preconstruction team for estimating activities including cost estimation, subcontractor involvement, value engineering, and constructability assessments.
    • Understand and adhere to owner contracts.
    • Oversee the budget, schedule, and project specifications through ProCore.
    • Follow company policies for project planning, setup, maintenance, and closeout processes.
    • Review and approve all field cost expenditures.
    • Manage Potential Change Orders (PCO), Change Order Requests (COR), Change Orders (PCCO), and various authorizations including Contingency Change Authorizations (CCA) and Allowance Change Authorizations (ACA).
    • Administer Direct Material Purchases (DPO), bonds, submittals, Requests for Information (RFI’s), and warranties as needed.
    • Aggressively manage the project punch list to ensure timely completion.
    • Maintain open communication with the office, owner, architect, and inspectors while performing follow-ups with past clients during and post-warranty periods.
    • Close out projects financially and update accounting balance cost reports within 30 days following the final inspection.
