Role Overview: The Project Coordinator will play a critical role in overseeing property conditions, managing lockboxes, creating punch lists, and coordinating with vendors and crews to ensure smooth renovation processes. This position requires strong attention to detail, organization, and the ability to communicate efficiently with multiple teams. Responsibilities: • Conduct property visits to check lockbox access, verify keys, and document conditions with photos. • Upload photos and updates to Company Cam and communicate findings via group chat. • Create and update punch lists, coordinating with crews for walkthroughs and ensuring all fixtures are tested (plumbing, HVAC, gas, electrical). • Meet with vendors as needed to coordinate property-related tasks. • Manage lockboxes, ensuring proper placement and key access for each property. • Oversee staging and cleaning documentation, updating spreadsheets with project details (crew info, lockbox codes, bed/bath count, square footage). • Systematically update rehab status and projected list dates as needed. • Perform final property checks, ensuring punch list completion, lockbox functionality, and minor cleanup before photos. • Coordinate the final rehab closeout by verifying the completion of all required work, removing lockboxes, and updating records. • Communicate status updates and issues to internal teams via group chat and tracking systems. Qualifications: • Strong tech skills (experience with apps, spreadsheets, and communication tools). • Detail-oriented with excellent organizational and time management abilities. • Comfortable working independently and coordinating with crews and vendors. • Valid driver’s license (company car provided) and clean driving record.
