Project Manager 1 & Senior Project Manager

Job Description:

The Project Manager 1 and Senior Project Manager roles are responsible for overseeing construction projects from inception to completion, ensuring they are delivered on time, within budget, and to the highest quality standards. These positions involve direct collaboration with owners/clients, subcontractors, internal accounting, and the construction management team, while also managing and mentoring project staff as needed.

Key Responsibilities:

• Develop and maintain strong relationships with clients and stakeholders.
• Lead or participate in owner/client sales presentations and contract negotiations.
• Oversee project planning, including design development, budgeting, scheduling, and procurement.
• Manage financial aspects of projects, including job cost responsibility, accounts receivable, and budget tracking.
• Coordinate with field teams to ensure smooth project execution and compliance with safety and quality standards.
• Supervise and mentor project staff, including Project Engineers and Assistant/Junior Project Managers.
• Prepare bid documents, negotiate and award subcontracts, and track project progress.
• Ensure timely and efficient project closeout, including final cost analysis, punch list resolution, and fee collection.
  

Preferred Project Types:

• Industrial Warehouses and/or Multifamily
• $50M Project and up

Qualifications:

• Proficiency in Microsoft Project and other project management tools.
• Strong knowledge of construction methodologies, estimating, scheduling, cost control, and material pricing.
• Proven ability to manage commercial, light industrial, and public-sector projects.
• Effective communication and leadership skills to engage with superintendents, subcontractors, clients, and team members.
• Bachelor’s degree in construction management, engineering, or a related field.
• Experience requirements vary: Project Manager 1 requires 4+ years of experience, while Senior Project Manager requires 10+ years managing projects ranging from $10M to $100M.
  

Compensation & Benefits:

Project Manager 1:

• Base Pay Range: $98,700 - $146,000 annually.
• Eligibility for additional compensation, including incentives or commission.

Senior Project Manager:

• Base Pay Range: $146,000 - $219,000 annually.
• Eligibility for additional compensation, including incentives or commission.
