    • The Construction Project Manager oversees all aspects of our clients' construction projects throughout the five boroughs and neighboring counties in New York State. The Construction Project Manager will support senior management with customer and other stakeholder communication and will be responsible for assessing jobsite performance and adherence to project timelines and cost estimates. The Construction Project Manager will be expected to accurately estimate all costs at the beginning of a project and continually reforecast the cost of a project throughout its lifecycle. The Construction Project Manager will analyze RFPs and scopes of work including drawings and specifications, establish cost estimates, set project milestones, establish schedules, and monitor the progress of projects both operationally and financially.

    Responsibilities:

    • Manage projects to ensure that all scopes are completed per industry and job specific standards, and profitably.
    • Monitor project milestones and schedules and ensure that incurred and forecasted costs are understood.
    • Communicate with owners and consulting engineers to create comprehensive bids.
    • Perform quantity takeoff surveys, attend pre-bid meetings, provide detailed information to management and peer review team in finalizing estimates and proposals.
    • Analyze requests for proposals, plans, amendments, and other documentation to determine scope of work and content to establish costs, preparation time, schedules, materials, design and labor estimates and review all documentation for accuracy and competitive bidding.
    • Work closely with business development managers, project managers, construction managers, engineers, architects, owners, contractors and subcontractors on their understanding of the scope-of-work, changes, RFI’s, to determine accurate cost estimates.
    • Consult with clients, vendors, and construction team members to discuss and formulate estimates and resolve problems
    • Assist other Project Managers to ensure all project details, materials, and scope clarifications are shared with and understood by the superintendent, foreman and crew.
    • Assist other Project Managers with the procurement of material and rental equipment, and the issuance of change orders.
    • Make necessary site visits to help manage projects and ensure the Foreman has all updated plans and owner expectations.
    • Communicate with the Foreman about all scheduling and milestone issues.
    • Coordinate efforts with project managers to develop work crews and production rates for performance of required tasks and the maintenance of the database of actual direct and indirect costs for comparison (i.e. comparison of estimates to “as performed” similar work)
    • Ensure the safety of all employees and subcontractors.
    • Operate and care for company equipment, vehicles, and small tools.

    Qualifications:

    • Must be able to read and understand commercial plans, specs. and details.
    • Must be proficient in Microsoft Excel and Word programs, and commercial estimating software.
    • Must demonstrate knowledge and understanding of construction plans, OSHA procedures and requirements, and all aspects of waterproofing products and their installation.
    • Must be able to create a comprehensive estimate for any project.
    • Specific experience in waterproofing, masonry and concrete repair/restoration preferred.
    • Familiar with the procurement of construction services, contract award and buy-out, authoring of RFI’s, AIA industry- standard documents and exhibits, and development of appropriate contract documents.
    • Familiarity with accepted industry practices, materials and techniques, knowledge of common and general code requirements,
    • Proficient with Microsoft Office Suite or related software.

    Compensation:

    • Base salary to 115k/year
