    Summary:

    Since 1997, AlphaStaff has delivered HR outsourcing solutions to thousands of small and medium-sized businesses across the country, as well as some large organizations. We are searching for a Controller for one of our premier clients located in New York City. The company owns, operates, and develops commercial property throughout the U.S., with a focus on multiple consumer-facing assets including Self Storage, which it operates under a leading, influential brand with a portfolio totaling nearly 13 million square feet (SF) across 160 facilities with 80,000 units in 18 states. This role is pivotal in co-managing complex financial operations, interacting with high-level Partners, and co-leading the accounting team. The ideal candidate will be adept at handling a fast-paced environment, excel in financial strategy and execution, and bring a deep understanding of real estate or similar industries.

    Responsibilities:

    • Oversee day-to-day accounting operations with a focus on the equity section of the balance sheet. Establish and maintain robust accounting, financial reporting, and internal control systems, maintaining transparency and accuracy in equity-related transactions.
    • Lead monthly, quarterly, and year-end accounting close processes, and prepare and deliver the corresponding financial statements to investors and banks.
    • Participate in monthly calls with investors, providing financial insights and updates.
    • Oversee monthly bank reconciliations and cash flow reporting to ensure appropriate cash levels are maintained for operational success.
    • Manage Dynamics 365 Business Central and COUPA utilization and reporting for accounting and finance with multiple capital partners.
    • Handle site analyses, loan refinancing, and supporting M&A activities.
    • Manage annual audits and lead the accounting team to ensure efficient and accurate financial operations.
    • Oversee accounting processes, direct journal entry preparation, and review G/L account reconciliations, to ensure accuracy and compliance.
    • Facilitate communication and collaboration with accountants from private equity firms, ensuring effective management of funds and investments.
    • Handle financial operations for multiple entities, ensuring accurate consolidation and reporting.
    • Play a key role in onboarding new Capital Partners and managing relationships with senior leadership and various investors, while also working closely with external auditors to facilitate audit requests, prepare audit schedules, and ensure timely audit submissions.
    • Work with external tax service provider to ensure compliance with tax regulations for all relevant entities.
    • Collaborate cross-functionally to assist in implementing various policies and procedures associated with real estate transactions.
    • Oversee and mentor a diverse accounting team, including both onsite, NYC and remote members.

    Qualifications:

    • Minimum of 8 years of senior-level accounting experience, for a real estate company, REIT, and/or real estate private equity firm.
    • Bachelor's degree in Business, Accounting, or a related field.
    • Strong working knowledge of US GAAP and income tax basis of accounting.
    • Proven ability to manage high-level investor relations and complex financial operations.
    • Excellent leadership skills and experience in managing a diverse accounting team.
    • Comfortable with hands-on involvement in detailed accounting tasks when necessary.
    • Ability to communicate directly with JV partners, external auditors, and senior management, supported by strong communication skills and interpersonal relationships.
    • Demonstrated proficiency in ERP systems, with a preference for experience in Business Central or similar platforms.
    • Advanced Microsoft Excel skills.
    • CPA preferred but not required.
    • Organizational and time-management skills, coupled with self-drive and initiative, demonstrating the ability to balance conflicting priorities and adapt quickly.
    • Commitment to integrity and adaptability, along with the capability to direct multiple projects simultaneously and maintain high performance under pressure.

    Location:

    Hybrid in New York, NY (Midtown Manhattan) providing the flexibility to work remotely one day per week, in a dynamic, thriving environment.

    Compensation and Perks:

    • $160,000 - $200,000 salary plus bonus. Salary commensurate with knowledge, skills, experience, and credentials.
