The Role
The Mission Critical Center of Excellence manages billions of dollars in projects annually, specializing in data center and mission-critical construction for leading technology and telecommunications clients across the United States. The Superintendent is responsible for overseeing and managing all day-to-day job site activities, including project team performance, site conditions, safety and quality standards, compliance with scope, and effective management of trade partners.
Responsibilities:
- Oversee, manage, and document all day-to-day job site activities, including OSHA safety compliance.
- Direct field personnel according to the project plan and supervisory principles.
- Communicate issues, events, performance, and progress daily to the Project Manager.
- Report any problems promptly to the Project Manager to facilitate the most cost-effective solutions.
- Establish effective working relationships with clients and team members.
- Request advice and assistance on materials, sequencing, scheduling, and personnel matters.
Project Start-Up/Turnover Meeting:- Identify pre-mobilization activities with key project stakeholders.
- Develop start-up schedules for review.
Scheduling:- Assist in formulating and implementing construction schedules in the field.
- Establish and maintain the Project Baseline Schedule based on contracts and subcontractor input.
- Provide progress reports, including a two-week lookahead schedule, to the Project Manager and field staff.
Safety:- Conduct pre-construction safety meetings for all subcontractors.
- Ensure all subcontractors have proper documentation, including site-specific safety plans and insurance certificates.
- Perform safety inspections and adhere to safety program requirements.
- Communicate safety expectations clearly and ensure compliance with safety programs.
Quality Management:- Establish pertinent benchmarks and ensure they are integrated into the baseline schedule.
- Conduct and document delivery and benchmark inspections.
- Ensure inspections are approved and communicated to the project team.
Subcontractor and Site Management:- Oversee site pre-construction activities, including staging plans and job site utilization.
- Ensure subcontractor performance aligns with quality and ethical standards.
- Manage all phases of construction, including site documentation and excavation activities.
Meeting Management:- Attend or chair various project meetings, including turnover, coordination, safety, and schedule reviews.
Administrative Management:- Complete and implement office checklists, daily reports, and maintain logs of key activities.
- Manage material deliveries and maintain project documentation standards.
Project Closeout:- Oversee subcontractor closeout, utility transfers, owner training, and punch list completion.
Qualifications:
- Bachelor’s degree in an applicable discipline and relevant experience.
- 4+ years of experience in related construction fields.
- Ability to manage and embrace change, responding and adapting to new processes.
- Applicable area licenses.
- Strong leadership abilities and team development skills.
- Excellent communication and organizational skills.
- Ability to multi-task and manage competing priorities effectively.
