    Job Description

    The Dedicated Marketing Manager will be responsible for direct marketing initiative oversight supporting a portfolio size of about 25 properties. This position requires a dynamic take-charge individual, who operates well at an elevated level that can manage both their dedicated portfolio and project based organizational initiatives.

    Pay: $90,000 - $100,000 / Year

    DUTIES AND RESPONSIBILITIES

    1. Occupancy Management 1. Review existing occupancy & future exposure against surrounding comps within our systems to determine if there are opportunities to improve
    2. Site Visits 1. Required to provide additional training opportunities to ensure market window, common areas, models, signage, and the team are best represented and attended to.
    3. Leasing Training 1. Review recorded calls, perform as needed phone shops with follow-up training to ensure sites are overcoming objections and converting leads to leases. 2. Monitor CRM dashboards/engagement scores and share weekly to help identify sites which are struggling.
    4. Advertising Expense Review 1. Work closely with CRM and BI to make recommendations on where to reduce/increase advertising based on occupancy and exposure.
    5. Social Media/Reputation Management 1. Reputation Management review and strategy execution including training, monitoring and establishing efforts to increase and maintain 4 stars and above for reputation scores. Social Event Planning to include special events branded to a client portfolio which include social posts and portfolio-wide rollout and management. 2. Transition On/Off
      1. Participate in Marketing Plan execution including but not limited to Marketing Budget creation and Lease Up recommendations.
      2. Select preferred website templates, manage photo process, include optimal photo placement prior to the take-over of a new property to ensure timely launch.
      3. Ensure that as sites are sold/acquired all marketing related items are scheduled for launch and disposition once approved by the Portfolio Manager.
      4. Manage start and stop of invoicing.

        2. Team Focus: Shout outs for top performing KPI’s will be sent to the portfolio.
        3. Client Related Projects: Example best practices outlining items that are specific to the client portfolio, or projects the client would like assistance on.
        4. Marketing Team Meetings: Creation and management of monthly collaboration calls and meetings. Required to attend.
        5. Conference Attendance: Throughout the year, conference eligibility and selections will be made to ensure we are staying on top of industry trends and bringing new innovation products and services for our valued clients.
        6. Participation in Departmental Invoicing and Receivables for associated fees

  • Qualifications

    Qualifications

    Minimum Requirements:

    • High School diploma or equivalency certificate, 4-year college degree preferred, or an equivalent combination of education and work experience in the field of property management.
    • Valid driver’s license and insured operable vehicle
    • Preferred 2 years of Residential Property Management experience
    • Preferred 2 years of marketing experience
    • Must be proficient in speaking, reading, and writing in English
