    Summary of Responsibilities

    The Project Developer (PD) manages remodeling projects from initial sales handoff through contract finalization. Responsibilities include creating Pre-Construction Service Agreements, developing design packages and estimates for residential projects (kitchens, baths, basements, additions, and whole-house remodels), and closing sales before transitioning projects to the Production Department. The PD specializes in areas like Kitchen and Bath Design, Residential Architectural Design, Sales, or Estimating and collaborates with internal teams under the Design Manager’s supervision. The available position is for Kitchen, Bath, and whole house “design”. This is not for new home construction.

    Main Objectives:

    • Draft specifications and scopes of work for Pre-Construction Service Agreements.
    • Create initial design and schematic drawings, including floor plans, elevations, and sections.
    • Complete detailed estimates, material take-offs, and bid coordination.
    • Excel in sales, design, estimating, and project management.
    • Generate new business from past clients.
    • Achieve annual sales targets.

    Responsibilities:

    • Pre-Construction Services (60%): Develop agreements, create designs, gather project data, and close sales.
    • Estimating (20%): Perform material take-offs, generate accurate estimates, and coordinate bids.
    • Production Assistance (15%): Facilitate job handoffs, assist with permits, and support production staff with detailed drawings and updates.
    • Sales (5%): Prospect for new business, follow up with past clients, and gather referrals.

    Education, Experience, and Skills Required

    • 5+ years in residential remodeling design, drafting, estimating, and sales.
    • Knowledge of / experience designing and selling a “national brand” cabinet line
    • Proficiency in using design programs (e.g., 20/20, Revit, AutoCAD, etc.) and project management programs (Excel, BuilderTrend, JobTread, etc.).
    • Knowledge of residential construction methods, materials, and codes.
    • Strong organizational, communication, and problem-solving skills.
    • Preferred experience in: Designing high-end kitchens, bathrooms, primary suites, basements, and/or outdoor living spaces.
    • Valid PA driver’s license and reliable transportation.

    Compensation

    • $65,000-$85,000 plus, based on experience
    • End of year bonus.
