About the Role
Orr Partners seeks a highly motivated and experienced Real Estate Development Manager to lead and execute ground-up development projects focusing on large multi-family residential properties in the California real estate market. This critical role involves all aspects of the development process, from initial conception and feasibility analysis to construction, lease-up, and project stabilization. The ideal candidate possesses a strong understanding of real estate principles, financial analysis, construction management, and market trends, with proven experience in the Southern California market. This individual will have a demonstrated track record of success in developing innovative projects, managing complex project delivery, meeting deadlines, and staying within budget. They will also be a strong communicator and collaborator, able to build relationships and effectively interact with various stakeholders, including investors, architects, engineers, contractors, and government officials and agencies.
Responsibilities
Project Management:
Lead and manage the entire development process for assigned projects.
Develop and maintain comprehensive project schedules and budgets.
Coordinate and oversee project teams, including architects, engineers, contractors, and consultants.
Ensure projects are completed on time, within budget, and to the required quality standards.
Manage project risks and proactively address challenges.
Create and distribute weekly reports, including meeting minutes and task lists.
Photograph project progress.
Maintain electronic project files.
Assist in developing procurement documents (RFPs, RFQs, etc.).
Create and maintain the project budget.
Support the creation of a Project Schedule.
Financial Analysis & Due Diligence:
Conduct thorough due diligence reviews for potential development sites.
Prepare detailed financial models and pro forma analyses to evaluate project feasibility and profitability.
Analyze market trends and conduct research to support development decisions.
Assist in securing project financing and managing investor relationships.
Entitlements & Approvals:
Manage the entitlement and permitting process, including interactions with local authorities and community stakeholders.
Ensure compliance with all applicable regulations and zoning requirements.
Construction Management:
Oversee the construction process, including contract administration, quality control, and progress monitoring.
Conduct regular site visits to ensure construction adheres to plans and specifications.
Leasing & Marketing:
Collaborate with leasing and marketing teams to develop and implement leasing strategies.
Assist in tenant negotiations and lease execution.
Communication & Reporting:
Prepare regular project updates and reports for senior management and investors.
Effectively communicate project status, risks, and opportunities to all stakeholders.
Qualifications
Required:
Bachelor's degree in Real Estate, Business Administration, Construction Management, Architecture, or a related field.
10+ years of progressive experience in real estate development, with a significant focus on ground-up development projects, specifically in the California real estate market.
Experience with a general contractor, engineering firm, or architecture firm.
Proven track record of successfully managing and completing large multi-family residential real estate development projects.
Strong understanding of real estate principles, financial analysis, construction management, and market trends.
Experience hiring architects, engineers, etc., for large complex construction projects.
Familiarity with Project Management methodologies.
Excellent communication, interpersonal, and leadership skills.
Proficiency in Microsoft Office Suite and project management software.
Preferred:
Master's degree in Real Estate or Business Administration (MBA).
Project Management Professional (PMP)® certification.
OSHA training.
