The ideal candidate is detail-oriented, diligent and has a can-do attitude. Overnight travel, approximately 4 times a month is required. This position is in Tifton, Georgia. Position requires the individual to live in the commutable area to Tifton, Georgia. This position will be a hybrid work location, predominantly onsite in South Georgia. Responsibilities: Development Coordination • The Development Project Coordinator is responsible for coordinating the development/construction process, beginning with pre-development/construction, all the way to project completion. This includes adaptive reuse (could be a re-tenanting project) and/or new construction of both single and multi-user projects. The person in this role works closely with developers, construction, asset management, as well as outside vendors and end-user professionals • Complete Due Diligence Checklist and Times (tracking deals) • Work closely with the Stafford real estate team and outside design staff to provide input during the development phase of each assigned project. • Support Development & Construction Teams in preparing vital materials as needed to facilitate the project • Work directly with vendors, contractors, property managers, and Finance to keep projects on schedule • Qualify, review, and submit project invoices and contractor pay apps, acting as a liaison with Accounting to ensure appropriate approvals, support documents, and adherence to agreements are in place • Communicate with new Development tenants to monitor and document the status of plans, permits, construction, and opening • Coordinate with the Lease Administrator to transition new tenants into Property Management • Ensure projects adhere to an established framework, and obstacles or opportunities are communicated or escalated Management of pre-construction, architectural, engineering, and permitting • Help facilitate the approval process with respective jurisdictions and track accordingly • Onboard and maintain data input and integrity of construction project management software • Track key project or agreement milestones and issue calendar reminders where appropriate • Coordinate, attend, and participate in internal and external project meetings • Document meetings and follow up on important actions and decisions. • Prepare and/or assist in providing project reports to document related development & construction activities • Monitor, document, and report progress of Stafford construction obligations to coordinate handoff to end-user and team. This position requires overnight travel to various sites Project Construction and Coordination (including the tenant design team) • Coordinate with partners, surveyors, vendors, and geotechnical/environmental partners in conducting due diligence on proposed reinvestment projects. • Coordinate with civil engineers, architects, vendors, traffic consultants, land use attorneys, etc., throughout the project • Coordinate with outside engineers for review of reports to identify project problems, challenges, and obstacles • Lead all project documentation, such as vendor, insurance certificates, design/permitting documents, change orders, invoices, waivers, checklists, etc. • Develop a deep knowledge of internal department guidelines and policies as well as the Company's Core Values • Provide administrative support and assist with special projects as needed Qualifications: • Overnight travel, approximately 4 nights a month, is required. • Experience with commercial real estate developments and/or construction, strongly preferred • Excellent interpersonal and communication skills • Initiative-taking, diligent, and pays acute attention to detail • Proven document management skills • Outstanding problem-solving, prioritization, and multitasking skills • Effective working both independently and as part of a team • Ability to work cross-functionally with other departments to achieve goals • Relationship-focused, collaborative, and an excellent teammate
