Responsibilities: • Develop and execute leasing strategies to maximize portfolio occupancy and adapt to market trends and competitor offerings • Collaborate with marketing and operations teams to design compelling leasing campaigns and promotions • Mentor and lead the leasing team to ensure high performance, productivity, and professional development • Serve as the primary contact for single-family homeowners, legacy owners, and property investors, providing leasing updates and recommendations to enhance property value • Recommend lease renewal rates and pricing for non-renewals and confirm with owners • Suggest price adjustments for owners based on showing feedback and interest • Maintain accurate rental ads, ensuring up-to-date information and correct listings • Monitor leasing metrics to evaluate strategy effectiveness and prepare regular reports for senior management with key insights • Resolve tenant inquiries and concerns promptly, ensuring a seamless leasing experience from inquiry to move-in • Coordinate cross-functionally with property management, maintenance, and finance teams for smooth leasing processes • Identify and address properties needing updates or improvements to enhance leasing performance • Manage commercial listings, negotiating deals with prospective tenants and owners • Track agent production daily, update commission sheets and oversee the showing calendar • Review and present tenant applications, and communicate with declined applicants regarding denial reasons Qualifications: • Bachelor's degree in Sales, Business, Real Estate, or a related field • Minimum of 5 years of leasing or property management experience, with at least 2 years in a leadership role • Strong knowledge of Philadelphia's real estate market and trends • Excellent communication, negotiation, and interpersonal skills • Proven track record of achieving leasing targets and driving business growth • Proficiency in leasing software and G Suite • Valid real estate license in Pennsylvania Compensation: $80,000
