Director of Maintenance and Construction Services Job Description - Dayton, OH, US- Looking for a dynamic Director of Maintenance and Construction Service with a "Whatever It Takes" mindset to join our team in a full-time capacity. Responsible for overseeing maintenance, repair, and construction activities across Bridgestream’s portfolio, ensuring projects are completed safely, efficiently, and in line with company policies, budgets, and deadlines. Lead a team of maintenance workers, contractors, and construction professionals, coordinating efforts to uphold the organization's infrastructure standards and comply with relevant laws. Conduct routine inspections, identify issues, and implement effective solutions to maintain our properties in top condition. Ideal candidates should have a solid background in various maintenance tasks such as plumbing, electrical work, HVAC, and general repairs. Proactive, independent, and a team player to ensure properties are well-maintained and safe. Strong problem-solving skills, attention to detail, and the ability to manage multiple tasks simultaneously are essential. Excellent communication skills to engage effectively with tenants, property managers, and team members. Maintain accurate records of all maintenance activities, ensuring compliance with safety regulations and building codes. Salary Range: $75,000 - $85,000, plus Paid Time Off and benefits including Health, Vision, and Dental Insurance, and 401(k). Responsibilities: • Maintenance Oversight: Ensure timely completion of routine maintenance tasks (plumbing, electrical, HVAC, carpentry, repairs). • Work Orders: Assign and close work orders within 24 hours using Appfolio and Property Meld. • Unit Turnover: Complete turnover projects on time and within budget. • Emergency Repairs: Respond promptly to after-hours calls as part of the on-call rotation, including weekends. • Safety & Compliance: Maintain a safe work environment, enforce regulations, and use proper PPE. • Inventory Management: Track and order supplies, manage purchase orders, and process invoices. • Record Keeping: Keep detailed maintenance records using digital tools (computers, tablets). • Customer Service: Address resident concerns professionally and ensure satisfaction. • Team Collaboration: Work with property management to resolve maintenance issues. Qualifications: • Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent experience). • Proven experience in property maintenance and construction management. • Strong leadership skills with a history of managing teams and projects successfully. • In-depth knowledge of building systems, construction processes, and safety protocols. • Excellent problem-solving and organizational abilities. • Proficiency in property management software and project management tools. • Strong communication skills and the ability to work collaboratively with multiple stakeholders.
