    Urban West Ventures, a private commercial real estate investment firm, is seeking a Director of Property Management. This role involves overseeing the management of the company's stabilized assets, ensuring high occupancy rates, optimized income and expenses, and delivering a superior tenant experience. The Director will also lead due diligence and stabilization efforts for new properties, minimizing owner involvement. Key responsibilities include managing property teams, construction projects, financial reporting, and tenant satisfaction. The ideal candidate will possess strong organizational, analytical, and leadership skills, with a proactive, problem-solving mindset. Flexibility, independence, and commitment to company values and ethical standards are crucial. Compensation includes a base salary between $100,000 and $125,000, with additional bonuses for achieving key results. Responsibilities: • Property Management: Budgeting, reporting, negotiating third-party contracts, and keeping current with new techniques and efficiencies to lower expenses. You will be the main conduit between company owners and property operations and will report to ownership on any issues and general performance. • Leasing: You will help hire and direct leasing brokers, oversee marketing, and weigh in on lease negotiations (new and renewals). You will be required to stay up to date on market conditions in order to approach leasing activities with current data. • Construction: You will work with third-party construction and design teams to ensure that tenant improvements, renovations, and general property maintenance are done in a timely and cost-effective manner. • Onboarding and Stabilizing Assets: Our company purchases underperforming commercial properties. You will play a role in the acquisition process from due diligence to stabilization as well as onboarding the new asset. Qualifications: • 3+ years experience overseeing a commercial real estate portfolio. • 3+ years experience in effectively building and managing teams of in-house staff and 3rd party vendors. • Strong organizational skills and attention to detail are a must. • Must be tech-savvy and have very well-rounded computer literacy. • Must be incredibly resourceful and have the ability to tackle assignments in which you may have little or no experience in. • Candidate must be an amazing problem solver and have a “figure it out” attitude. • Willingness to learn and be trained: We don’t expect you to be an expert at everything. We are more than willing to train someone in areas in which they lack experience as long as you are interested in and open to learning. • Industry Knowledge: General understanding and experience in commercial property management, operations, leasing, and accounting. • Ability and interest to keep current with market trends, technology, and systems. • Entrepreneurial spirit: It is essential to be entrepreneurial since many of the activities involved, such as negotiations, approvals, and lease analysis, require that risks be assumed, and forecasts made. • Strong analytical skills: This skill is essential for evaluating and completing a wide range of tasks. • Communication skills: Must possess strong verbal and equally, if not more important, writing skills. • Interpersonal skills: The position will involve constant personal, over-the-phone, and electronic communication with ownership and third-party vendors. Must be very confident and comfortable interacting and communicating with others. Compensation: $100,000 - $125,000
