    NeighborWorks® Boise (NWB) is a local affordable housing nonprofit that helps Idahoans obtain, maintain, and retain housing. We are seeking a dynamic and experienced Director of Mortgage Lending to lead our Lending department. Join us in providing innovative housing solutions for underserved communities!

    Primary Duties and Responsibilities:

    The Director of Mortgage Lending will lead our dynamic lending operations and expand access to homeownership across Idaho. Reporting to the Chief Operating Officer, this position will have an active Nationwide Mortgage Licensing System (NMLS) and Idaho Origination License. The Director of Mortgage Lending will oversee the full loan cycle—from pre-loan outreach and underwriting to loan closings and portfolio management—ensuring goals are met, industry standards are maintained, and all compliance requirements are followed.

    This position will play a pivotal role in expanding NeighborWorks® Boise's (NHS Lending) services by building partnerships, integrating competitive brokered first mortgage products with NWB’s second mortgages, and increasing community visibility throughout Idaho. This role also includes experience utilizing federal funds, managing compliance, overseeing down payment assistance programs, and ensuring effective fund management to support lending operations. Additionally, the Director will co-lead the Homeownership Center alongside the Director of Homeowner Education Programs. Key responsibilities include, but are not limited to:

    Duties and Responsibilities

    _Loan Origination Process and Lending Programs _

    • Work directly with clients to gather information for loan applications, analyzing financial status, credit, and property evaluations to determine loan feasibility for granting loan based on established agency program guidelines
    • Evaluate and refine loan processing workflows to improve efficiency, enhance client experiences, and ensure seamless transitions from application to closing
    • Manage all aspects of compliance during loan origination, ensuring adherence to federal, state, and NHS Lending regulations
    • Oversee down payment assistance programs, including fund allocation, compliance tracking, grant fund expiration dates, and reporting
    • Sustain and develop loan programs by leveraging Community Development Financial Institution (CDFI) and NeighborWorks America (NWA) funds in conjunction with brokered first mortgages
    • Ensure timely delivery of compliance documents, disclosures, and post-closing processes, maintaining accurate client files
    • Monitor delinquencies, oversee reconveyance requests, and manage charge-off processes with detailed presentations to the Lending Committee
    • Increase funding sources for NWB’s second mortgage activities through lender partnerships, direct capital grants, and operational funding
    • Promote integration and referral pipelines between Lending and other NWB departments, including Counseling, Acquisitions/Rehabilitation, Resident Services, Single-Family Construction, and Housing Trust programs
    • Support other lending functions as needed

    Supervisory

    • Lead, train, and develop the lending department staff, ensuring systems, processes, and resources are in place to meet benchmarks and long-term objectives
    • Foster cross-training opportunities among staff to ensure departmental coverage and certifications
    • Build a collaborative, motivated team environment aligned with strategic goals and high-quality service standards
    • Supports HR Coordinator in providing recommendations related to staffing and lending related hiring decisions and necessary disciplinary action tied to staff performance
    • Conducts performance management reviews for all lending staff

    System, Compliance amp; Reporting

    • Prepare budgets and business plans for the Lending Department, working with the COO and Director of Accounting on reporting and planning for growth
    • Monitor departmental budget submissions, reimbursements, and funding applications in coordination with accounting
    • Oversee Lending audits, ensuring compliance checks on all closed and active files ensuring eligible and ineligible funds meet grant guidelines
    • Safeguard loan documents, lending policies, and procedures, ensuring records and policies are up to date
    • Oversee loan originations, ensuring they comply with regulations, NWB and NHS Lending guidelines, and Lending Committee approvals
    • Manage reporting of marketing leads and client follow-ups for the Lending Department
    • Provide monthly reports to the Lending Committee and assist with setting up service release loans, borrower contact, and correspondence
    • Collect and report data on a monthly, quarterly, or annual basis for entities such as Idaho Housing and Finance Association (IHFA), NMLS, NWA, and CDFI
    • Submit and manage annual license renewals for loan officers and the organization with the Department of Finance, including board member requirements

    Community Outreach

    • Develop and maintain partnerships within Idaho communities to promote lending programs and down payment assistance initiatives through approved lender partners
    • Represent organization in the local community through active participation in community affairs such as IMLA and realtor events
    • Collaborate with the Director of Marketing and Community Engagement to create outreach plans, develop promotional materials, and educate partners on NHS Lending products
    • Engage with the community to educate partners, lenders and realtors on NHS Lending products
    • Assist with gathering stories for clients served to promote Lending operations
    • All other duties as assigned

    Knowledge, Skills, and Abilities

    • Demonstrated ability to identify key client and partner needs, delivering services with care, efficiency, and cost-effectiveness
    • Advanced knowledge of mortgage loan programs and products, including conventional, FHA, VA, and USDA loans, as well as compliance regulations and federal lending standards
    • Proven experience managing funds, reporting, and meeting compliance requirements for CDFI and NWA dollars
    • Strong team leadership skills, with experience managing performance, fostering professional development, and driving team success
    • Excellent interpersonal skills to build and maintain effective relationships with clients from diverse backgrounds, staff, and community partners
    • Proficient in loan origination systems (e.g., Encompass LOS, Trakker) and Microsoft Office Suite (Word, Excel, Outlook)
    • Ability to analyze, design, and refine operational processes for increased efficiency and effectiveness
    • Deep understanding of lending compliance, including knowledge of federal regulations
    • Upholds confidentiality and professionalism, demonstrating honesty, respect, dependability, and ethical behavior
    • Updated on market trends, interest rates, and mortgage software
    • Exceptional written and verbal communication abilities
    • Bilingual in Spanish preferred, not required

    Education and Experience

    • Bachelor’s degree or equivalent experience, with a minimum of five years in mortgage lending or related fields
    • Two or more years of supervisory experience with a proven ability to lead and motivate teams
    • Comprehensive experience in mortgage lending, real estate transactions, lending compliance knowledge, social services, human services, affordable housing or related field required
    • Demonstrated knowledge of poverty issues, homeownership issues for low- and moderate-income populations, and affordable housing issues
