Basic Purpose:
Coordinates and supervises the work of employees in the general maintenance and upkeep of the buildings, grounds, apartments and equipment. Ensures the maintenance of electrical, plumbing, mechanical, fire safety, HVAC, and related systems according to established guidelines and is accountable for compliance with all applicable regulations.
Major Duties and Responsibilities:
Assigns duties to maintenance employees.
Prioritizes work orders for completion based on importance.
Inspects work for conformance to prescribed standards.
Determines material, equipment and supplies to be used. Transfers equipment and personnel from one project to another as necessary.
Coordinates apartment turnover with marketing and housekeeping staff.
Report equipment maintenance issues to administration; provide repair vs. replacement options as necessary.
Coordinates installations, inspections, repairs and preventive maintenance for electrical, plumbing, mechanical, safety, elevators and other related systems in all locations.
Coordinates inspections, operations, preventive maintenance and repairs for the heating, cooling, ventilation and boiler systems in all locations.
Coordinates general repairs such as painting, patching walls, security hardware, flooring, wallpaper, rooftop and landscaping.
Coordinates renovations of existing building and the construction of new facilities.
Coordinates and inspects major contract work in apartments and all building systems.
Meets with new residents to discuss maintenance procedures, explains work order request system and available services.
Inventories and orders stock to ensure adequate supplies.
Prepares initial draft of Operating Budget for department.
Retains work orders, log sheets, schedules for repairs with evidence of completion for a period of 3 months.
Attends all leadership meetings, committee meetings as required by E.D., and participates in Continuing Quality Improvement of the entire community.
Responds promptly and courteously to resident requests.
Screens job applicants, hires new employees, and recommends promotions, transfers, and dismissals.
Responsible for annual evaluations for maintenance employees.
Conducts orientation training and in-service training to explain new policies, work procedures, and to demonstrate use and maintenance of equipment.
Conducts fire safety training for new hires at front desk; and annual training for all staff as necessary.
Conducts or schedules fire extinguisher training annually.
Perform annual review and revision department and fire safety policies.
Investigates complaints regarding maintenance service and takes corrective action.
Evaluates operation of appliances in apartments; determines repair/replacement of appliances as needed.
Coordinates maintenance projects, repairs, installations with department managers; keeps department managers informed on progress of repairs.
Makes recommendations to improve service and ensure more efficient operation.
Prepares reports concerning payroll and department expenses.
Performs maintenance duties in cases of emergency or staff shortage.
Prepare and follow project list for routine monthly, quarterly, annual building maintenance.
Conducts staff meetings to discuss company policies and resident complaints.
Establishes standards and procedures for work of maintenance staff.
Enforces compliance with in-service training requirement for all employees.
Minimum Qualifications:
Ability to meet and deal tactfully and courteously with residents, families, fellow employees, and vendors/contractors.
Ability to install, inspect, repair and maintain electrical, plumbing, fire safety, HVAC, and other related systems according to health standards.
Demonstrates knowledge of sanitation standards.
Requires quality standards of service.
Must have a minimum of high school education; eighteen months of education and training beyond high school level in general maintenance and repair or closely related area.
Knowledge of management principles involved in human resources, leadership technique, and coordination of staff and services.
Able to read, write, and speak English.
Demonstrates required skill to motivate, develop and direct staff as they work.
Demonstrates maturity, responsibility, patience, and professionalism.
Knowledge of resident rights.
Must possess good communication skills.
Ability to maintain confidentiality of resident and staff information.
Typical Physical Demands:
Perform physical activities that require considerable use of arms and legs and moving whole body, such as climbing, lifting, balancing, walking, stooping, and handling of materials.
Must be able to operate and instruct staff in operation of maintenance equipment.
Must be able to tolerate exposure to heat above 100 degrees Fahrenheit for sustained periods, vibration, skin irritants, lung irritants and chemicals.
