    NYC Real Estate Management Company seeks an experienced superintendent for a portfolio of walk-up properties in Manhattan. Ideal candidate must have a minimum of 5 years of experience relating to superintendent and/or handyman duties in residential rental properties.

    The superintendent is responsible to ensure the portfolio of buildings is kept in pristine condition and to deliver excellent customer service to the residents.

    Essential Duties and Responsibilities include but are not limited to the following activities:

    · Available to respond to emergencies on a 24/7/365 basis, including after normal work hours and on weekends.

    · Complete all assigned work orders in a timely manner and communicate with all tenants and building guests professionally.

    · Supervises and directs the custodial staff (if applicable) and assists as needed to perform daily tasks, including garbage sorting and recycling.

    · Maintain the condition of the building exterior daily by performing or supervising such tasks as sweeping the front entrance, wiping bannisters, cleaning stairs, snow removal, salting sidewalks and other related tasks.

    · Maintains the proper functioning of the building's equipment (i.e., boilers), ensuring that any needed repairs are completed as quickly as possible and that all NYC and NYS-required inspections are performed and recorded.

    · Reports any maintenance concerns to management as quickly as possible and work with management until work is completed and work order is closed out.

    · Ensures that any repair work being done by outside contractors is monitored and inspected prior to being accepted and processed for payment.

    · Work with vendors, such as electricians and boiler mechanics, to make sure that all maintenance and repairs are done to Eberhart standards. Sign all vendor work tickets upon work completion.

    · Clearly communicates requests for supplies and equipment and maintains an adequate inventory so that in-house labor can perform requested work.

    · Checks all areas of the building bi-weekly to prevent violations from city or state agencies.

    · Work with management to complete corrective action plans for all building/maintenance inspection citations issued against the building.

    · Perform inspections, cleaning and maintenance of units vacated by clients to ensure suitability for re-leasing as needed. Daily checks for vacant units, including running all faucets, showers and flushing toilets is required.

    · Conduct regular inspections of all Life Safety Equipment to ensure equipment is functioning properly and reports any/all issues to management

    · Manage porter’s daily responsibilities and performance to ensure he/she is working efficiently to complete all tasks in a timely manner.

    · Perform all other related duties assigned by Director of Operations, Property Manager(s) and other maintenance staff.

    Qualifications:

    · Associates degree or equivalent experience. 5 years of experience in the field.

    · Have a working knowledge of the building’s systems and proactively maintain the systems and expertise in building maintenance practices.

    · Possess knowledge of applicable codes relating to NYC residential properties

    · Ability to motivate teams to produce quality work within tight timeframes and simultaneously manage several projects.

    · Ability to competently perform basic repair requests, including but not limited to, electrical, plumbing, carpentry.

    · Ability to interact with clients exhibiting professionalism and politeness

    · Must be able to walk around and visually inspect premises, climb, stoop, bend, occasionally move or lift up to 50 pounds, stand and sit for long periods of time.

    · Must be available evenings and weekends if needed.
