    Entitlements Analyst – Real Estate Development

    Kirkland, WA 

    A large homebuilder in the Seattle area is looking to add an Entitlements Analyst to their team. Specifically, this person will be responsible for entitlements and due diligence for projects.

    An ideal candidate will have worked in the land development industry for at least 5 years, have experience in entitlements, and is a team player.

    Entitlement Analyst Responsibilities:

    • Ownership of the entire due diligence process. Due diligence includes determining both the physical and financial feasibility of a planned community.
    • Physical Due Diligence and all research associated such as: zoning, permitting, etc.
    • Knowledge of State and City Jurisdictions
    • Financial Due Diligence: Research and organize market data to determine the financial viability of a planned community. Act as a member of the executive team in determining product mix, and in determining the overall viability of the project
    • Ownership of the entire entitlement process which includes coordinating counsel, land planning, attending meetings with the City Staff and team, etc.
    • Oversee the completion, submittal and approval of construction plans
    • Oversee the Tax appeal process within the Division
    • Analyze the rock study, soil report and geotechnical studies
    • Maintain historical data on costs associated with each development project – used as a measurement tool to establish an initial budget that estimates a final lot cost for budgeting

    Entitlement Analyst Requirements:

    • 5+ years’ experience in Feasibility, Entitlements and Construction
    • Registered planner or engineer
    • Exceptional written and verbal communication skills
    • Excellent interpersonal and relationship building skills
    • Understanding of real estate development processes
    • Strong organizations skills, reliable, follows through

    Compensation: $100K - $115K + bonus
