Position Summary

Evergen Equity is seeking a talented Senior Associate to join our real estate investment firm and Deal Team. As a Senior Associate, you will play a crucial role in supporting the sourcing, evaluation, acquisition, and management of our commercial real estate investments and maximizing the value of our portfolio. This position offers an opportunity to work in a dynamic and growing company with exposure to various property types, markets, and investment strategies.

The ideal candidate will have real estate experience, extensive broker and principal relationships, an entrepreneurial attitude, and a desire for long-term growth. We will train for specifics, but you should be hungry to learn and contribute as a key member of a core team that shapes the future of the company.

Key Responsibilities

Investment Analysis

• Financial Models: Develop and maintain sophisticated financial models for various property types, including commercial and residential assets.
• Analysis: Conduct comprehensive financial analysis using cash flow and comparable methods to evaluate potential acquisitions, dispositions, and development projects.
• Sensitivity Analysis: Perform sensitivity analysis to understand the financial impact of various scenarios.
• Investment Materials: Prepare investment summaries and recommendations.

Due Diligence

• Property Diligence: Oversee the property due diligence process for real estate acquisitions.
• Internal Review: Review property-related reports and documents such as leases, operating statements, and legal agreements to identify potential risks and opportunities.
• External Review: Collaborate with external counsel, consultants, and vendors to ensure comprehensive due diligence.
• Diligence Materials: Prepare due diligence summaries and recommendations.

Transaction Support

• Collaboration: Coordinate with internal teams, such as accounting, asset management, operations, and investor relations, to ensure smooth transaction processes.
• Transaction Materials: Prepare investment materials for company leadership and capital partners, including investment decks and correspondence.

Sourcing Opportunities & Relationship Management

• Opportunities: Proactively identify and source new investment opportunities through market research and relationship building.
• Screening: Evaluate deal flow and screen potential investments to determine their viability and alignment with the firm's investment criteria.
• Relationships: Develop and maintain strong relationships with real estate brokers, principals, and other key industry players to generate deal flow, stay updated on market activity, and ensure access to off-market opportunities.

Research

• Themes: Research and analyze market and macro trends, demographics, and competitive landscapes to identify opportunities and risks with potential economic impact to investment strategies.
• Research Materials: Prepare research materials for company leadership and capital partners.

Other

• Asset Management Support: Assist with development of asset plans and budgets.
• Projects: Complete additional ad-hoc projects and requests as needed.

Desired Knowledge, Skills, and Abilities

• Five years of real estate experience
• Extensive network of real estate brokers and principals
• High degree of proficiency in Microsoft Office (Word, PowerPoint, Excel)
• Excellent analytical skills and attention to detail.
• Strong financial and analytical skills.
• Strong communication and interpersonal skills to collaborate with cross-functional teams, vendors, tenants, and external partners.
• Ability to work in a fast-paced environment, prioritize tasks, and meet deadlines.
• Self-motivated with a strong work ethic and the ability to work independently as well as part of a team.
