An apartment complex in Loveland, Colorado, is seeking a friendly, competent, and dedicated property manager to oversee operations and assist the owner based in Denver, Colorado. This is a dynamic role requiring a versatile individual who is excited to wear many hats. This is not a typical property—our apartments are refurbished with attention to elegance, featuring granite countertops in many units. Our tenants include professionals and visiting nurses who value a well-maintained and welcoming living environment.
Position Details This position can be part-time or full-time, depending on the level of involvement.
Part-time: Manage the 50-unit apartment complex in Loveland. Full-time: Additional responsibilities assisting the owner with business operations, including research, project design and implementation, writing, and marketing. Responsibilities
The ideal candidate will be capable of managing multiple roles effectively:
Leasing Manager Post available units online, find prospective tenants, give tours, process applications, sign leases, manage lease renewals.
Property Manager Maintain task lists, delegate and follow up, update files, create documents and spreadsheets, evaluate potential vendors, and manage various operational tasks.
Office Assistant Handle phone calls, manage emails, maintain an organized office, process accounts payable, collect and process rent, manage work orders, and communicate with tenants, vendors, and the owner.
Rule Enforcer Monitor property activities, address tenant complaints, enforce rules, and handle legal demands or evictions (evictions are rare due to the quality of tenants).
Groundskeeper and Handyman Assistant Perform routine cleaning and minor repairs, and assist the handyman as needed.
Marketing Specialist Write content for online postings, create seasonal newsletters, update the website, and manage the Facebook page.
Project Coordinator Maintain vendor lists, manage project timelines, track budgets, and coordinate ongoing projects.
Designer Provide input on property improvements, prepare purchase orders, and coordinate remodeling efforts.
Tech Support Handle computer, printer, and phone line issues, and navigate software like Word, Excel, and Dropbox efficiently.
Thinker and Researcher Bring fresh ideas to improve property management, and conduct detailed research when required.
Writer Excellent writing skills are highly valued for creating content, correspondence, and promotional materials.
Environment
This is a small property where the Property Manager will often work independently and report to the Operations Director and Owner. Candidates must have the ability to work autonomously while maintaining professionalism and efficiency.
Qualifications
Required:
Professional demeanor and self-starter attitude. Strong organizational skills and attention to detail. Ability to handle residential complaints and concerns with courtesy and tact. Working knowledge of Word, Excel, Dropbox, and other common software. Excellent phone etiquette and customer service skills. Integrity and ability to maintain confidentiality. Positive attitude and ability to handle occasional stress. Preferred:
At least one year of property management experience. Degree in business, management, marketing, hospitality, or related fields (or equivalent experience). Strong technology skills and project management abilities. Compensation Compensation is commensurate with experience and the ability to perform tasks at a high level.
