Responsibilities: • Work with our investors to identify properties that need work • View the properties with our contractors and inspectors • Work with our Deal Analyzer to crunch the numbers and make sure they add up • Negotiate offers with Listing Agents • Submit offers • Work with our Transaction Coordinator during the escrow process • Work with our Lenders and Loan Processors in cases where there's a loan involved • Work with Listing Agents, Loan Officers and Escrow Officers to ensure a smooth closing • Work with our Contractors during the rehab process to ensure attention to detail • Canvass the neighborhood before the rehab is completed to know the neighbors and introduce yourself. Visibility equals profitability. Make yourself well known and dominate that neighborhood even before the listing hits the market • Work with cleaners, stagers, photographers, videographers to make the home sparkles • Do the CMA and advise on aggressive pricing • List the property • Conduct the BEST Open House on the block with many beautiful Open House signs • This is your time to shine. Drive as many potential buyers and sellers to the house and collect all their data • Perform master follow ups; the goal of which is to sell at least another 3-4 homes in that neighborhood. • Sell the property fast, for top $$$ • Negotiate offers to ensure the highest and best offers and terms • Work with the selected buyer's agent to close the transaction fast • Market the area like crazy after the sale and get more listings • Repeat the process Qualifications: • A valid Real Estate License is required for this job • Show good organizational and time management skills • A proven record of sales experience and success is preferred • Technology driven • Excellent communication, negotiation and networking skills • Self motivated and able to perform tasks independently Compensation: $119,500 yearly
