    POSITION REPORTS TO: Church Business Administrator

    POSITION SUMMARY: The Facilities Maintenance Technician is responsible for the timely management and maintenance of all the organization’s facilities, including all the facilities equipment. In conjunction with the Senior Pastor and the Business Administrator, the Facilities Maintenance Technician is responsible for ensuring proper and preventative maintenance, function, safety, improvement, cleaning and aesthetics of the entire physical plant of LWCC including flooring and wall repairs; basic carpentry, mechanical, and plumbing skills; minor custodial and grounds keeping work; supervision of any maintenance staff, third-party snow removal, lawn care, and cleaning services, and volunteers; and obtaining bids for larger repair and improvement projects.

    ROLES AND RESPONSIBILITIES:

    After review by and consultation with appropriate leadership, schedules and supervises all work performed by third-party professionals and vendors related to repair, maintenance, snow removal, lawn & sprinkler care, and cleaning.

    Works with the Buildings & Maintenance Team to inspect all facilities and grounds on a routine basis, making a log of any tasks to be completed.

    Responsible for preventative maintenance on HVAC system to include boilers, air handlers and roof top units. Manages HVAC computerized system.

    Performs tasks associated with repair and maintenance of all buildings and grounds.

    Schedules and supervises maintenance staff and volunteers regarding cleaning and maintenance of all buildings and grounds.

    Develops and maintains a maintenance and cleaning schedule for the buildings and grounds that reflect daily, weekly, monthly, quarterly, and annual duties.

    Develops, manages, and follows a facility work order system.

    Maintains, organizes, and replaces supplies and equipment as needed.

    Maintains and develops an inventory of supplies and equipment.

    Works with the Buildings and Maintenance Team, and architects, contractors, and administrative staff (Senior Pastor, Business Manager, etc.) during construction projects.

    Provides support for the Church when large events are scheduled (funerals, weddings, special concerts, etc.).

    Provides supervision and oversight to contracted security staff, including scheduling, providing supplies and reporting incidents.

    Watches parking lots for parking violations. All Church lots are restricted to visitors and staff members of LWCC.

    Provides oversight for the maintenance of transportation vehicles. Includes picking up and delivering orders, supplies, and equipment as needed. Valid driver’s license required.

    Other duties as assigned.

    MINIMUM QUALIFICATIONS: High school diploma or equivalent. Associate degree or Certification in HVAC or Facilities Management preferred. A minimum of five years’ experience with a variety of maintenance tools, equipment, and procedures. Experience maintaining HVAC boilers, air handlers and roof top units required. Must have a universal refrigeration card and an understanding of mechanical, electrical, plumbing, structural, and architectural systems with the ability to quickly analyze and repair or enlist the help of qualified professionals. Basic use of computers with the ability to utilize e-mail and Microsoft Office products or similar applications and the ability to utilize HVAC Building Automation System (BAS). Knowledge of universal precautions and infection control steps in cleaning (or willing to be trained). Knowledge of principles and processes for providing customer and personal services. Must have excellent verbal and written communication skills. Must be able to lift, move and/or load equipment and supplies that weigh up to seventy-five pounds. Must be able to work independently without direct supervision. Must be willing to work varied hours including weekend hours. Should have a heart for God and a servant's attitude.

    PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT: Requires sedentary work involving standing or walking for brief periods, and some dexterity in operating office equipment. The position requires normal visual acuity and field of vision, hearing and speaking abilities.
