Seksun Texas Inc. is looking for a well-rounded individual to join the company as a Facility Manager.
Job Duties: Facility Management
In cooperation with all occupants of the building, are responsible for the care, management, and protection of assigned real property and are required to safeguard the property from damage or loss.
Develope and manage facility budgets, negotiating contracts with vendors.
Ensure adherence to building codes, safety regulations, and environmental standards.
Manage routine and preventative maintenance schedules, coordinating repairs with contractors, overseeing building systems such as HVAC, plumbing, electrical and fire safe systems.
Maintain fire‐safe conditions inside and outside the facility. Working knowledge of local Fire Prevention and Protection requirements.
Establish rules for opening and closing the building during normal duty hours and ensure all occupants comply with the rules. These rules, including after‐hours admittance and security measures, will be posted inside the building by the facility manager.
Maintain an energy and water conservation consumption reasonably.
Serve as the central point of contact for building occupants requesting Civil Engineer services.
Maintenance of area surrounding their assigned buildings as specified in local guidance.
Establish a key control program and procedures for the security of all basic and master keys that service their facility.
Ensure proper surveillance in accordance with the requirements in the contracts for refuse collection, grounds maintenance.
The facility manager plays a key role in the surveillance and control of asbestos‐ containing materials (ACM) and lead‐based paint (LBP) in facilities.
Review the route of cables and re-design if necessary.
Dominate all the layout design to have more efficiency of material flow.
Maintain records of maintenance activities, inspections and facility issues.
Qualifications
3+ years of relevant experience in a manufacturing environment
Bachelor's degree engineering, science, technology, or related fields
Knowledge of electrical, mechanical, HVAC and building sciences.
Excellent analytical and problem-solving skills
Excellent written and verbal communication skills
Physically capable of performing tasks with prolonged standing/walking (e.g., inspections) and lifting/carrying up to 25 pounds at a time
Ability to manage multiple priorities in a fast-paced work environment
Certification in First Aid, CPR, AED, Emergency Response, Fall Protection, DOT, HAZPOWER, CIH, CHMM are considered as assets
Knowledge of health/safety standards and regulations considered as assets
