POSITION SUMMARY
This position will report directly to and will maintain consistent communication with the CEO's for coordination of all leasing activity. The position will uphold a high standard of ethics, promoting a feeling of general goodwill, rapport, and pride of ownership to the community. Must be willing to work in an outdoor environment, traveling between the properties and have flexible work hours.
This position requires driving a personal vehicle on behalf of the company; therefore, the prospective employee must successfully complete a motor vehicle history check, possess and maintain a current, valid driver’s license in their state of residence, and maintain insurance coverage of at least the minimum amount required by California law.
JOB REQUIREMENTS
Leasing
Review the list of vacant units to lease in AppFolio.
Track scheduled leasing appointments in AppFolio.
Following up on the leads of prospects.
Coordinate showings with the prospects.
Meeting potential renters and guiding them on tours of available units.
Communicate the application process and the requirements.
Successfully sell property’s products and services to prospects.
Maintain the product knowledge throughout the current portfolio.
Ensure guest cards and follow up procedures are completed and entered into AF.
Property Operations
Inspecting the tour path, vacant units, and community areas to ensure general curb appeal of property is pleasing.
Work closely with Leasing Coordinator regarding the processing of the applications and as a liaison to the renter.
Report if a unit is missing an item or has been damaged and report on cleanliness of all property areas to direct Supervisor.
Be knowledgeable about lease protocol and lease-related paperwork to answer any questions a potential renter might have.
Complete leasing surveys, weekly reports for the property as required.
Qualifications
Previous experience in customer service and/or sales.
A positive “can do” attitude is a must.
Ability to multitask and prioritize.
Excellent verbal and written communication skills. Ability to convert phone calls to tours and subsequently to leases.
Ability to communicate clearly and concisely with prospects.
Bilingual English and Spanish.
Must be able to work flexible hours including weekends. Schedule will be Thursday to Friday 11:30am till 8pm and Saturday to Sunday 8am till 4:30pm.
Ability to learn and become proficient with critical company software applications including AppFolio.
Expect to respond to e-mails/calls quickly and diligently seek out information when requested from direct Supervisor.
Compensation
$20- $25 per hour full-time employment, depends on experience, paid on a bi-weekly basis.
Use of company issued laptop computer.
Use of company issued internet enabled cellular phone.
Reimbursement for mileage based on actual mileage and State of CA reimbursement guidelines.
75% Employer-sponsored health insurance is available after a 90-day probationary period.
1-week paid vacation accrual starting after 90-day probationary period.
All supplies are provided by management.
