We are seeking a dynamic and experienced Field Property Manager to oversee a diverse portfolio of properties including commercial, residential, Section 8, HPD, and DHCR-regulated units in New York. This role will involve regular travel to properties across the city to ensure operational excellence, regulatory compliance, and tenant satisfaction. The ideal candidate will possess strong leadership skills, extensive knowledge of property management best practices, and a thorough understanding of local and state housing regulations.
Responsibilities:
Respond promptly to tenant inquiries and concerns, maintaining positive tenant relations.
Coordinate maintenance and repairs with contractors and vendors.
Conduct property inspections and ensure properties are well-maintained.
Assist with tenant move-ins and move-outs, including inspections and documentation.
Support the Property Manager in all aspects of property management as needed.
Assist Property Manager in the preparation of budgets, financial reports, and operating expenses.
Ensure properties comply with local, state, and federal housing regulations, including Section 8, HPD, and DHCR requirements.
Conduct property inspections, address violations promptly, and maintain accurate records/documentation.
Collaborate with regulatory agencies and legal counsel as necessary.
Supervise on-site staff such as maintenance workers, porters, cleaning guys.
Provide training, set schedules, and monitor performance.
Ensure the team meets service standards and is aligned with the property’s goals.
Assist in selecting, supervising, and evaluating vendors, contractors, and service providers to ensure quality of work, adherence to contracts, and cost-effectiveness.
Obtain competitive bids for services, negotiate contracts, and monitor performance.
Oversee preventative maintenance programs to avoid costly repairs.
Working together with Property Manager in preparing and distributing regular reports to property owners and controller.
Ensure compliance with local, state, and federal laws regarding property management, including fair housing laws, safety codes, and landlord-tenant regulations.
Stay updated on changes in relevant regulations and make adjustments to property management practices accordingly.
Handle legal notices, evictions, or disputes in accordance with the law.
Be prepared to respond to emergencies, such as fires, floods, or other crises that may affect the property or tenants.
Develop and implement emergency response plans to ensure tenant safety and minimize damage.
