Maintenance Superintendent/renovations Specialist
Maintenance Superintendent -Renovations Specialist We are looking for a dependable General Maintenance Superintendent who can also oversee and direct subcontractors with the apartment and single family renovations. Must have a truck and personal tools. Need someone who can inspect a property for possible purchase and give an assessment. Have to be good with people, organized, and a self-starter. Responsibilities: MAINTENANCE • Manages the general repairs and grounds keeping for apartment complexes • Prepares apartments in vacated units for new renters • Maintains an organized scheduling and tracking system to effectively complete all maintenance requests in a timely manner • Develops preventative maintenance plans to decrease repairs and breakdowns PROJECT MANAGEMENT • Oversees and coordinates vendors and subcontractors in apartment renovations • Produces a clear, complete, and concise project description summary, statement of work, and task list • Explains the work activities and deliverables a vendor or contractor will provide • Establishes timelines for deliveries and deliverables with the expected project duration • Prepares detailed requirements and cost estimate of time and materials • Performs surveys of buildings to determine required materials and subcontractors • Ensures a safe worksite and provides regular updates of the sites under renovation FIELD SERVICES: • Performs site inspections on properties the company is potentially buying • Takes photos to document properties, add lock boxes, and puts yard signs out on properties Qualifications: EDUCATION, CERTIFICATIONS, LICENSING • High School QUALIFICATIONS • 2-3 years’ experience as a Superintendent, Maintenance Specialist, or Project Manager • Must have a truck and personal tools COMPETENCIES • Problem-solving/decision making • Strong work ethic/Self-motivated • Interpersonal/communication/listening proficiency • Relationship building/customer focus • Integrity/dedicated • Results/detailed oriented • Time management/Plan/organize/delegate • Cost control, budgets, and forecasts • Leadership/collaboration • Project management/Thoroughness/ Safety awareness • Relevant technical knowledge • Good writing skills/Polite, punctual, and proficient Compensation: $30,000 - $70,000, base + commission
