Position Summary
Chartered is actively seeking a dynamic and experienced Full-Time Multifamily Maintenance Technician to assist in the day-to-day management of the Brownstones at Palisade Park, a 160-unit rental townhome community located in Broomfield with close proximity to the downtown areas of Denver and Boulder. This position will be responsible for assisting the community’s Community Manager in the day-to-day implementation of the community’s maintenance and service program to optimize operations for the benefit of all stakeholders. This role will report directly to the Maintenance Portfolio Manager, working in close coordination with community’s Community Manager, Leasing Specialist, residents, and vendor partners.
General responsibilities may include conducting routine service requests, performing preventative maintenance, completing make-ready repairs and services, upholding safety standards, and maintaining accurate records pertaining to maintenance activities within the community. Specific activities may include diagnosing and performing minor repairs ranging from electrical and plumbing to A/C and heating systems, appliances, drywall/paint, trim carpentry, among others.

Maintenance Activities
- Complete non-routine resident service requests in accordance with resident service request policy, completing requests within 48 hours or less.
- Perform routine property maintenance services in accordance with service schedules.
- Perform make-ready services for vacant units in accordance with move-in schedules.
- Perform preventative maintenance tasks and property services in accordance with service schedules
- Availability and willingness to complete on-call maintenance emergencies in accordance with schedule as determined by Community Manager.
- Availability and willingness to work overtime, days, nights, evenings, and weekends, to provide the highest level of customer service at all times, as necessary.
- Assist in scheduling and performance of routine maintenance on all appropriate equipment on a regular basis as directed by Community Manager.
- Inspect and maintain all tools and inventories in excellent working condition.
- Maintain awareness of condition of physical property throughout the community at all times and initiate remedial action to correct unsafe conditions
- Maintain compliance with pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
- Create and maintain accurate records regarding resident service requests, preventative maintenance, expenditures, and unit make-ready status, among others.
- Project an approachable and professional appearance, manner, and demeanor at all times in servicing customers, including residents, guests, prospects, vendors, and colleagues.

Other Requirements

- Valid driver’s license, working vehicle, and automobile insurance.
- Must maintain a professional image through dress and appearance at all times
- Working proficiency with computers, tablets, and Microsoft applications, including Outlook, Excel, Word, photocopier, and other office equipment is a required.
- Experience with Yardi suite of products, including Voyager, Basic Maintenance, and MaintenanceIQ, among others, is required, with interest in developing greater proficiency a plus.
- Position requires the ability to speak, read and write English fluently.

- Moderate physical and mental fitness is a requirement, including:
- Ability to climb stairs, reach above shoulder, and exercise good hand and finger dexterity in the course of performing maintenance/repair activities, stocking and removing equipment, and handling tools and equipment in the course of maintenance and repairs.
- Ability to lift and carry various supplies and equipment of different sizes and weights in the course of routine and non-routine maintenance and repairs.
Education and Experience
- Minimum at least 2+ years of property management experience in multifamily or equivalent field is required.
- Experience working for third-party property management company in multifamily setting is a plus.
- EPA certification Type I and II or Universal for refrigerant recycling must be obtained within 12 months of hire.
- Demonstrated knowledge and skilled use of the following tools:
- Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, among others
- Power Tools: Wrenches, grinders, sanders, drills, saws, among others
- User Mover Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders, among others
- Mechanical Equipment: Motors, pumps, refrigerant recovery equipment, compressors, blowers, electric and hand powered augers, among others
- Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, among others
Work Environment
Chartered runs a small, family-oriented office, so a “Yes” attitude is vital to success in this role. This position is full-time and located at one of Chartered’s property management leasing offices. Work is required to be performed in-person at the applicable leasing office. This is not a remote position. There may be periods of extended work hours as well as stressful periods of work that require flexibility and patience. Candidates must be able to receive direction as well as be able to communicate and give clear, consistent instruction and/or feedback to others. This is a big position where there is no task too small. All employees wear multiple hats, which keeps everyday new and exciting.
